Is an Open Floor Plan Right For Your TX Ranch House Remodel?

Pros and Cons of an Open Layout For a Ranch House Remodel

After World War II, ranches became a popular and affordable housing choice for veterans looking to expand or relocate with their families. The ranch’s popularity continued into the 1970s, however, in recent years, they’ve been tagged as outdated. Many lack the design aesthetic and amenities modern homeowners seek, including open floor plans. For those seeking single floor living, as a retirement home or as a family home, these mid-century ranches should not be overlooked. Many were built in great neighborhoods and a ranch house remodel can certainly be designed to meet the homeowner’s tastes. At Joseph & Berry, we look at each home remodel project as unique. If you are looking into a ranch house remodel with an open floor plan, here are some pros and cons to consider.

Open floor plans are desirable

If resale is top of mind, an open floor plan is a good choice. Across the country, real estate professionals say that homebuyers are looking for open floor plans where the family can cook, watch TV and entertain in one large area. Open floor plans also allow for more options to fit the active lives of today’s families, such as creating a large space for entertaining or an open view to the outdoor areas.

Universal design

Universal design a design concept that takes into consideration the needs of everyone and their varying abilities, from special needs children to the elderly to those who are shorter, taller or have different motor skills abilities. Open floor plans call for uniform flooring throughout the area which eliminates tripping hazards and allows for means of assistance to move safely about the space, such as wheelchairs or walkers. There is also the ability to create wider aisles, hallways, and entryways for maneuvering. This is an especially appealing feature for Baby Boomers in the Dallas-Fort Worth area who are already looking at ranch homes for the single-floor living. Incorporating universal design into a ranch house remodel will only enhance its value to this market.

Ensuring a structurally sound ranch house remodel

Not every home was designed for an open floor plan. It is important to discuss your vision with a skilled and experienced design-build team before knocking down any walls. In the past, homes used to be designed as separated spaces. The loss of a supporting wall in a ranch house remodel could cause substantial damage and create significant cost. Joseph & Berry provides design-build services that bring with it the structural engineering expertise to ensure a ranch house remodel is done right.

Too close for comfort

Before defaulting to an open floor plan, remember they are not for everyone, especially in a ranch house remodel. Consider a limited opening of space, such as connecting the kitchen and dining room, if you like to keep cooking and dining separately from the TV room. Some families with children love having a place for everyone to congregate, making it easier to keep an eye on little ones. Others prefer the separation as a way to occasionally get a little peace and quiet. Think about how you enjoy using your home today and consider how an open floor plan might enhance (or diminish) that experience.

An open concept ranch house remodel allows for luxury amenities

One of the downfalls of traditional mid-century ranches is they are not designed for high-end appliances or amenities. Small rooms and limited space can be limiting if a homeowner is looking for a professional kitchen set up with high-end range and hood, wine fridge and a wet bar island. Knocking down a few walls is one way to ensure homeowners have the space to fully realize their vision.

Timeless Colors For Painted Kitchen Cabinets When Remodeling

Dallas Kitchen Remodeling Ideas – Painted Kitchen Cabinets

Your kitchen cabinets are a major focal point in your kitchen. With today’s trend towards open concept living, your cabinets can actually become a major element in the overall style and decor of your entire living space.

While natural wood cabinets are beautiful and can provide a certain stylistic element, the trend today is towards painted kitchen cabinets. Your cabinets take up a lot of space, and you look at them day after day. Choosing the right color is an important element in your overall aesthetic design. There are literally dozens of colors to choose from, from muted neutrals to bright, bold colors, to traditional choices like crisp white.

Here are some tips for choosing the right color for your project along with some of the most popular choices among today’s homeowners.

Tips For Choosing The Perfect Color For Your Painted Kitchen Cabinets

Because there are millions of color options when it comes to cabinet paint, finding the right one can be complicated. Before choosing something typical, take a look around. Look at your walls, countertops, appliances, backsplash, and floor. If your room contains a lot of colorful elements, consider going with a neutral color or one of the many shades of white. This can help your kitchen to feel bright and fresh. If you are dealing with an open concept kitchen, neutral cabinets can open your design up to other colors in other areas.

If you’re looking to be a bit more adventurous, your kitchen cabinets are a great place to add a spark to your design and have some fun. Yellow, sky blue, mint or bluish greens can all look really spectacular and add just the right pop of color and focus to the space. When it comes to colors, you can choose anything from bright electric colors to muted pastel tones. It depends on your creative vision, style, and aesthetics.

Color Ideas For Your Painted Kitchen Cabinets

Color can create the vibe for your entire space. Since your kitchen cabinets are a major design element and a huge focal point, choosing the right one can be tricky. With a little research and some creative vision, you can choose the perfect color. If you’re working with an interior or kitchen designer, or design-build remodel firm, seek their advice. They can let you know the most current color trends as well as the pluses and minuses of color families. Here are a few of the most popular choices for today’s homeowners. Click Here for more kitchen design ideas!

Muted Yellows

If your style leans towards French Normandy Country, yellow is the perfect color. The yellow family is very indicative of a French color palette and works extremely well with wrought iron, copper, and slate. Consider using wrought iron light fixtures and a copper range hood to make your room balanced and lovely.

Dutch Blue/ Blue Grays

Muted blues can add a wonderfully rustic, feel to the kitchen. The lighter side of the blue family looks great with crisp stainless steel appliances. The blue family can create an airy, ethereal vibe that’s perfect for the kitchen. Try pairing it with white accents to complete the look.

Various Shades of White

White in all of its various shades is still the most popular choice for homeowners. It creates a light, airy feel and is completely neutral when it comes to introducing other colors to the space. White painted kitchen cabinets can also brighten an otherwise dark kitchen space.

Stained-or-painted-custom-cabinetry-remodel-dallas

Light Gray

Light gray cabinets can create a sophisticated look. The color gray has a subtle authority without entirely surrendering the serenity. It’s a soft look that can both fade into the background, or establish a solid look when combined with complementary wall and backsplash colors.

Bold Bright Colors: Red’s and Oranges

Today designers and homeowners are expanding the kitchen color palette to include bold, bright non-traditional tones like reds and oranges. They’re warm and a bit daring, but in the right setting can add a dramatic splash of color. They can work extremely well in an open concept kitchen done in the contemporary, modern, or industrial styles.

Darker colors: Emerald Green, Cranberry Red, and Navy Blue

Darker colors can make a dramatic statement in the kitchen. They work best in large well-lit spaces as they can tend to darken small rooms. If you simply love the drama and have a smaller kitchen, make sure to balance them out with white walls, and lighter colored accents.

Black

Not your typical choice, black can be as bold a choice as electric red or orange! But in a home with a limited color palette – black, white, blue and gay for example, black painted cabinets fit right in. Black is best used in large open concept spaces and works beautifully in a modern, contemporary or industrial design, but can be adapted to other styles.

Your kitchen cabinets are a major focal point of your kitchen and in an open concept home your living space. Choosing the right color can be a fun experience that can completely transform your space into something truly unique and beautiful. When considering color for your cabinets, make sure to look at the big picture, your overall design theme as well as your own personal style and aesthetic.

Your Joseph & Berry design team will work closely with you to help you make a perfect choice. All of our designers are current with the most popular style and color trends in the kitchen. Choosing A Tub Faucet For A Master Bathroom Suite Remodel

Tub Faucet Buying Guide For a Master Suite Remodel

Often, it’s the smallest details that can make a home renovation go from good, to great. When it comes to your master bath, the choice of your tub faucet can add an interesting focal point that can enhance the aesthetic beauty of your space.

Tub faucets come in several different styles that offer different features and add-ons. Choosing the right tub faucet for your project can be challenging. Tub faucets offer different water flow rates, installation types and features like hand showers and thermostatic controls. They are also available in a number of finishes. When planning your bathroom, your designer can help you to choose the perfect tub faucet to match your other fixtures and finishes.

Five Popular Types of Tub Faucets

While tub faucets offer a variety of styles and finishes, there are five basic mountings available. Often, your choice will be determined by the style of the tub you choose. If you’re unsure which type of mounting you need, consult with your interior designer or contractor.

The Freestanding Tub Faucet

Freestanding faucets are also referred to as floor mounted. This type is anchored to the floor and rises over the rim of the bathtub. Access to the water source is located below the finished floor and typically there are shut off valves a few inches above the floor. If your tub sits on a concrete slab, speak with your contractor to determine if a floor mount is possible, or is cost prohibitive. Freestanding tub faucets do not attach to the tub, making placement flexible.

Freestanding faucets come in a variety of finishes including chrome, brushed nickel, polished brass, polished nickel, oil-rubbed bronze, and even brushed or polished stainless steel.

Deck Mount

This style is mounted to the upper rim of the tub. Two holes are required for installation and the distance between the two can vary by manufacturer and tub style. You’ll need to have a “center measurement” in order to choose the correct tub faucet.

Deck mounted faucets require water lines to connect them to the water supply. Rigid supply tubes are most common and like the freestanding faucet, connect below the finished floor. It the tub is on a slab and no underfloor access is available, deck mounts can be plumbed through the bathroom wall.

Wall Mount

Wall mounted faucets are exactly that, mounted to the wall next to the tub. Because the tub needs no faucet holes because this type of faucet doesn’t connect to the tub in any way. The plumbing is run through the wall so it is a good option for slab construction. This also makes it an economical option since additional plumbing is typically not necessary.

Tub Wall Mount

This type of mount requires holes on the tub wall that are typically closer than deck mounted faucets. The standard center-to-center measurement for a tub wall mount is 3 3/8.” Although this is a standard measurement, you still need to measure the distance between faucet holes to be certain, especially on older tubs. Faucet holes can vary from about 3 1/2” to 8 3/4” on center. Choose a faucet with a small downward spout, or a high gooseneck for a more elegant look.

Like deck mounts, tub wall mounts source their water from below the finished floor. This means access will be necessary to use rigid water lines. If the water comes from behind the wall, flexible lines may be used.

Roman Mount

Typically this type is paired with a drop-in tub or jacuzzi tub. Roman faucets are designed to be mounted to a platform or tub surround. This type needs three or more holes one for each handle and one for the spout. Most Roman faucets cannot be mounted to the tub so you will need a platform or surround if using this style with a stand-alone tub.

Installation is similar to sink faucet installation. Flexible hoses connect each faucet handle to the spout and are also used to connect to the water source. Because these faucets are installed in an enclosed surround, the plumbing is not visible.

Too much info to handle? Not A Problem! Submit the form and we’ll schedule your complimentary consultation

Extra Features and Add-Ons

Some tub faucets are available with added features. They add functionality and can be aesthetically interesting additions. Add-ons include:

Hand Showers

Most faucets designed for a freestanding tub will offer a hand shower connected to a 4 or 5-foot hose. This serves as an alternative to a traditional overhead shower and makes cleaning the kids, pets, and the tub easier.

Shower Conversion Kits

If you need more than a hand shower, conversion kits are available that can transform the handheld shower into an overhead. To install, the hand faucet is removed and a riser pipe with the shower head. Some shower conversion kits allow you to use both the handheld shower and an overhead by using a two-way diverter.

Thermostatic Temperature Control

Many newer tub faucets now feature a thermostatic mixing valve as opposed to individual hot and cold. A thermostatic valve works like an HVAC thermostat, you can set a temperature and the water exits the spout at temperature.

Choosing the perfect tub faucet for your master bathroom renovation starts with understanding your options. At Joseph & Berry, our design team can explain the choices available, and help you to pick the perfect look to match your style, with the functionality you need. If you’re considering a master bathroom renovation, give us a call at (800)-371-8970 or submit the form and let us help you create the spa-like master retreat of your dreams!

Seven Subway Tile Substitutes For a Kitchen Renovation

7 Kitchen Renovation Ideas For Something Other Than A Subway Tile Kitchen Backsplash.

Today, many kitchen designers are using subway tile in their kitchen renovations. A subway tile backsplash offers a clean, modern look and it comes in a variety of colors that can work to create a beautiful focal point in any kitchen. While subway tile is functional and looks great, if you’re looking for something a bit different, yet just as functional, today you have more choices than ever before. From natural stone to beautiful mosaic, to the latest photo-printed glass, the possibilities are almost endless!

Your backsplash is one of the most important elements in your kitchen design. It’s a focal point that is not only functional but can establish the style of your entire room. Whether your backsplash goes to the bottom of your cabinets, all the way to the ceiling, or somewhere in between, the following materials can work to add an exciting, unique look to your kitchen renovation.

The Most Popular Alternatives To Subway Tile for your Kitchen Renovation

While ceramic tile in all its forms remains the most popular choice for a kitchen backsplash, there are many alternative materials that offer the durability and functionality of tile along with a unique look. Your choices range from manmade materials like glass or stainless steel to natural stone. Here are some of the most attractive alternatives to subway tile for your kitchen’s backsplash

  • Tumbled Travertine — Tumbled travertine or tumbled marble is a material which is created by tumbling the stone along with sand to create a softened look. Because each stone tile is unique, these tiles offer a less uniform appearance that can add a strong visual element to your kitchen design.
  • Full Granite — Granite provides a smooth surface that is virtually seamless when created using the same slab as your countertops. It offers a continuous flow from the counter, up and is an excellent look. Other natural and engineered stones like Silestone, Quartz, and soapstone are also common. For a more exotic look consider elegant marble or onyx for your backsplash!

  • Glass — For a wonderful contemporary look, that’s on the cutting edge of modern design look no further than glass! Glass tile and glass mosaic has been increasing in popularity either as part of a mixed material backsplash. For modern kitchens, a solid slab glass backsplash can be custom made to fit any wall, and it looks stunning!

  • Metal — Decorative metal like copper, tin and metal tile is also a growing trend. Metal tiles often come with pressed patterns or sleek patinas that can make them overpowering so be careful.
  • Wood — As long as you avoid the areas behind the sink and cooktop, wood can provide a warm, inviting appearance. For a country or cottage style kitchen renovation, consider a beadboard backsplash for a period look.

  • Stacked Stone – In a rustic kitchen, nothing seems quite as appropriate as a stacked stone backsplash. It can add a real impact and is available in some different stones like slate, marble, bluestone and more.

What To Know About Choosing Kitchen Pendants for Island Lighting

Remodeling Advice on Kitchen Pendants for Lighting an Island

With the growing trends of kitchen islands and open concept floor plans, pendant lighting has become a popular choice for homeowners when renovating their kitchens. As the kitchen’s role has changed from a place to prepare meals, into an interior focal point and gathering spot, kitchen pendants can help to define your space, provide comfortable lighting and offer a dramatic visual impact that can establish your home’s decor.

A kitchen lighting plan consists of several different types of lighting, each with its own purpose. Task lighting is placed in work areas to provide adequate illumination. Decorative lighting includes the chandelier over the eat-in-kitchen table, ambient lighting, for example, under cabinet lighting and accent lighting to highlight elements of the room are all included in a complete lighting plan.

In the kitchen pendants are multi-functional. They can work as task lighting. They can also provide ambient lighting and set a mood when controlled by a dimmer switch. Today, you have a wide variety of attractive designer kitchen pendants that can also function as decorative lighting and help to define your space when used in an open concept home.

Island light fixture – By Joseph & Berry remodel-dallas

Here’s how to choose the perfect kitchen pendants for your kitchen renovation.

Three Tips For Choosing the Perfect Kitchen Pendants

With the wide variety of choices available today, you need to define your needs regarding both form and function. Before you begin shopping:

  • Assess your current decor – Begin by visualizing your space and create a picture of what you’d like to achieve. Modern pendants in a traditional kitchen won’t always work. Look for lights that fit your style, home’s décor and the statement you’re looking to make. Dark colors are easier to clean than lighter ones and remember the size should be proportionate to the room and number of pendants you use.
  • Determine how many lights you’ll need – For space over 4 feet use multiple pendants. 60-75 watts are recommended for every 20 inches of counter space. When hanging lights stick to the “rule of three.”. An odd number of fixtures provides a sense of balance and visual appeal. Of course, if three lights are too few and five is too many, even numbers are ok for practical reasons.
  • How high should you hang them? – The light should be close enough to adequately light the space while providing an unobstructed view both when sitting and standing. As a general rule, this means anywhere from 28 to 38 inches above the table or island. If they are going to hand freely, they should be at least 72 inches from the floor.

Picking Your Fixtures

First, you need to define your needs. Do you need to light a work area or are you looking to set a mood? You can combine functions by placing your lights on a dimmer switch. They can function as task lighting when needed, and adjusted to provide mood lighting when desired.

You have several choices when it comes to both function and design. Low voltage pendants use a smaller bulb and can save on space. They also offer the benefit of being considerably less expensive than full-sized kitchen pendants. If you are seeking task lighting, the low voltage might not be for you. Low voltage pendants are more atmospheric or decorative.

You also have choices in lighting shades. Translucent shades filter light. This means that along with casting light downwards (or upwards) they also “glow.” If you are seeking more directed light, solid shades focus the light better.

LED lighting is a growing trend and may be an excellent choice for homeowners who are looking to add a pop of color to their lighting. LED lighting provides more vivid color, more color options, are extremely energy efficient and stay cool to the touch.

There are three basic types of pendant lighting that offer a significant amount of design flexibility. Downward facing shades can direct light to an area and are excellent as task lighting. Inverted pendants focus the light upwards and can make a beautiful design statement as ambient lighting. And finally, mini-pendants which are a smaller version are more ornamental.

Pendants lights are a perfect addition to any kitchen lighting plan. If you define your needs and consider your space and décor, with a little research, you can pick the perfect kitchen pendants for your remodeling project! If you’re not sure what to choose, speak with your kitchen designer or design-build firm. They can help direct you to the perfect choice for your new dream kitchen!

Ten Top Trends in Kitchen and Bath Home Design From The NKBA

Trending Home Design Ideas From The National Kitchen and Bath

The National Kitchen & Bath Association (NKBA) is an industry group which monitors aspects of the trade including current trends in home design. Their annual Kitchen and Bath Trends Report is a must read for all of us in the home improvement industry. It provides members (and homeowners) the opportunity to learn about the current home design trends in both kitchen and bath design including new materials, technologies, and styles of design.

Let’s take a look at the top 5 trends in kitchens and bath design that are with designers and homeowners.

The Top Five Trends in Kitchen Design

The latest report confirmed the popularity of transitional style, wood flooring, increased technology and dedicated pet spaces as popular kitchen and home design trends. Here are five more specific trends in kitchen design!

1.     Transitional Style, with Contemporary Elements Emerging

The blending of transitional and contemporary style appeals to both boomers and millennials, and it a trend to watch. Transitional style and clean, modern lines create streamlined spaces that are unique with plenty of room to personalize the space.

2.     White, Off-White and Gray Cabinets

Neutral colors remain popular. In addition to neutral wall colors, gray, white and off-white are the top cabinet choices. Homeowners are also increasingly asking for mixed colors within a space. For example using one color for perimeter colors and another cabinet color for the island.

3.     Innovative Storage Solutions

Storage never goes out of style! Today, homeowners are opting for innovative solutions like pull-outs, tilt-outs, and tilt-ins because these options are functional and conserve space. Add to this garage door style upper cabinets and appliance garages. This is especially popular with homeowners who are choosing to age in place.

4.     Quartz and Granite Countertops

Granite is still really popular, but it has been declining in popularity over the last few years. Quartz has been gaining on granite in the past five years.

5.     Wood Flooring

Hardwood and wood-look ceramic porcelain are the two most popular choices in 75% of survey respondents. Wood look ceramic is especially popular in a herringbone pattern.

Homeowners are also seeking smart home technology, built in coffee stations and wet bar areas, even in smaller kitchens. Also, special pet spaces are a growing trend as homeowners are increasing accommodations for man’s best friend! Hidden slide out food and water dishes are particularly popular home design trends for pets.

The Top Five Trends in Bath Design

Homeowners are increasingly requesting spa-like bathroom full of luxurious amenities like heated floors, more streamlined layouts and universal design elements as more are opting to age-in-place. Here are five more popular bathroom design trends.

1.     More aging in place amenities

No threshold, curbless showers, higher vanity heights, grab bars, and chair height toilets are leading the way when it comes to bath designs. The trend of aging in place will continue to grow in the coming years as baby boomers hit retirement age. The keys are comfort and safety.

2.     Transitional Bath Designs are More Popular Than Contemporary

Transitional is now the most in-demand bathroom design. Contemporary comes in at number two. A full 80% of respondents specified these two styles as their choice when redesigning the bath.

3.     Neutral Colors Rule

Much like kitchens, bathroom color palettes are a popular choice. White and grays are mosts popular with beige and bone shades the third most popular color choices.

4.     Undermount Sinks Are by Far the Most Requested Style

An emerging home design trend to watch for: 15% of homeowners did a trough sink last year. This figure is expected to rise in the coming year.

5.     When Tubs are Included in a Master Bath Remodel, the Trend is Towards Freestanding

While 67% of respondents reported removing tubs and whirlpools in favor of larger shower enclosures, an equal number added a freestanding tub. Sixty-one percent reported installing a soaking tub.

The NAKB report is a must-read for design build contractors to stay ahead of home design trends in the coming years. While manufacturers continue to release new technologies, materials, and designs for improved functionality, some trends continue to signal shifts in the way homeowners and designers approach to home design. Aging-in-place and the continuing growth of technology, like the move toward smart home technology, are two trends that will continue to grow as more of us reach retirement age.

Aging in place tips for homeowners over 50 years old who are considering a home remodel

Baby boomers have always been an independent generation, and as they age, that trait is continuing. Many of us are opting to stay in our homes as we grow older. Independent living is a growing trend and to continue to live in your home safely and comfortably may require some design adjustments and enhancements to your home. You need to take future conditions like mobility issues, fading eyesight, and arthritic joints into consideration when planning home remodels after age 50 if you’re planning on staying in your home as you age. In response to the massive wave of boomers entering retirement, all sorts of products and design ideas are popping up that are catering to the 50 and over crowd.

Let’s explore some of the growing design trends to keep us in our homes as we age.

BUILDERS ARE ON BOARD!

Before we jump into design ideas, even the construction industry is beginning to jump on this growing trend. The CAPS program is an NAHB certification that has remodelers, architects, designers, builders and even occupational therapists buzzing. CAPS stands for Certified Aging-In-Place Specialist.

This program goes far beyond universal design ideas. Independent living principals are sweeping changes and retrofits designed to allow you to continue to live in your home safely and comfortably as you age. CAPS designs focus on elegant, aesthetically pleasing, barrier-free environments. In fact, these changes can add value to your home, according to Realtors.

Economically, aging in place retrofits and modifications are a no brainer. Consider that the typical cost of moving to an assisted living facility can be up to $60,000 per year or more. The cost of modifying a bathroom, widening doors, putting in safety bars and adding a no-threshold roll-in shower typically costs under $15,000, and it’s a one time expense, not a yearly drain. As an additional bonus, aging-in-place changes that are medically necessary (such as a roll-in shower and wider doorways) are tax deductible if backed up by a letter from your doctor.

WHAT CHANGES ARE NECESSARY FOR AGING IN PLACE?

The overall goal is to make your home safer, more barrier-free, and easier to maintain. Changes can be applied to every area of the home to achieve that purpose. Joseph & Berry Donates Master Bath Remodel To Help Young Cancer Patient & Her Family

Joseph & Berry Donates Master Bath Remodel To Help Young Cancer Patient & Her Family

Cancer patient Kelly Maynard’s face could’ve lit up half of Collin County, thanks to an in-kind gift from Plano, Texas-based Joseph & Berry Remodel | Design Build, Joseph & Berry Donates Master Bath Remodel call us now:(800) 371-8970 Joseph & Berry Donates Master Bath Remodel

The 12-year old young lady returned home two weeks before Christmas after undergoing a stem cell transplant in early-November as part of an aggressive treatment for the Stage 4 Neuroblastoma diagnosis she received on April 7, 2015.

Her ability to move freely around the master bathroom that was recreated by Joseph & Berry gave her a boost of hope, joy, and enthusiasm.

That smile touched Joseph Tsedaka in a very special way.

“This whole thing is so, so close to my heart because I have friends who lost a three-year old child to cancer,” said Mr. Tsedaka, Owner and Project and Design Consultant for Joseph & Berry. “I understand the challenges a family in that position faces.”

“We wanted to try and help Kelly and (the Maynard) family because they didn’t have someone they could count on, and they needed a helping hand to ensure the right things were being done,” he added. “We renovated the master bathroom in order to enhance her ability to move around freely and take care of herself.”

Mr. Tsedaka, partner Berry Kaufman and their colleagues at Joseph & Berry realized that the Maynard family was going through a very tough time, “and we met with them and told them we were willing to donate this job. They paid a little, but it was mostly (a gift-in-kind) donation. And we were more than happy to do it.”

The Maynards had started the process of remodeling the master bath with someone else, but contractors hadn’t shown up as promised. “We wanted to provide them with peace of mind, so when they left for the hospital we told them not to worry about a thing,” said Mr. Tsedaka. “We asked them not to visit their home until they were bringing Kelly back. It would be a surprise and they didn’t have to be involved because we wanted them to focus all of their time and efforts on Kelly. We kept them up to date and informed, always reassuring them they could count on us at Joseph & Berry.”

Joseph & Berry Donates Master Bath Remodel

As part of the bathroom remodeling project, Joseph & Berry removed mold, built a bench so Kelly could relax without standing for long periods of time, and redid the plumbing so the middle school student could use a hose. The company also created an enormous-sized vanity that gives Kelly the independence tend to her needs by herself, without assistance.

Joseph & Berry Donates Master Bath Remodel call us now:(800) 371-8970

“There aren’t a lot of companies who can do this type of project and do it the way we did,” said Mr. Tsedaka, who estimates his company’s gift-in-kind donation at $20,000. “The truth is, we became friends with the family, much more than just a provider of services. We talked with them about her treatment. I think you can say that we feel like a part of their family. And that really gratifies us about what we’ve done.”

Upon returning home and seeing the bathroom remodel, Sarah Maynard – who had been by her daughter’s side through several rounds of chemotherapy and the stem cell transplant at Cook Children’s Hospital in Fort Worth – was nearly speechless.

“I don’t have the words to convey our family’s appreciation,” she said. “We just appreciate it so much.”

In addition to Joseph & Berry’s remodeled master bath, other individuals and companies had contributed money and sweat equity to help Kelly.

For example, the Maynard home had to be cleaned because Kelly’s treatments and transplant had weakened her immune system. “Anything that can basically hold dust or any mold or fungus needs to be removed,” said David Maynard, Kelly’s father in reference to the removal of their home’s popcorn ceilings, and cleaning of its heating and air system.

Kitchen Cabinet Construction | Shop Made or Manufactured?

Kitchen Cabinet Construction | Shop Made / Manufactured? Whether shop made or manufactured, kitchen cabinet construction matters.

TIPS FOR CHOOSING THE RIGHT CABINETS FOR YOUR HOME.

Kitchen Cabinet Construction | Shop Made / Manufactured? Kitchen cabinets are a major focal point in any kitchen. They can establish your style while being a functional element of any design. In fact, some of the most important decision you’ll make when remodeling your kitchen involves your cabinetry. What type of wood, what door and drawer style, what accessories do you want, what finish is right for your home?

One other decision you’ll need to make is the choice between custom cabinets and manufactured or box cabinets. Many homeowners believe that custom cabinets are the better choice, but the truth is, it depends on the construction of the boxes, and the quality of the workmanship.

If you’re seeking a semi-custom or even custom kitchen cabinets that will last a lifetime, consider a large manufacturer. They will have the equipment, skills, and flexibility to craft cabinets that you’ll love!

CUSTOM OR MANUFACTURED?

Custom cabinets are made specifically to order for your project. There isn’t a catalog of standard sizes or details, they are created to meet the specification and style of your home, and are typically made in a local shop. Custom cabinets can include round cabinets, refrigerator panels, and non-standard heights or depths.

Box or manufactured cabinets are made in standard sizes with a variety of options like interiors and finishes. They’re ordered from a catalog using specific wording to describe each cabinet. They are produced in a factory setting and tend to be less expensive than custom made, of course, this can vary depending on the materials and finish you choose.

The bottom line, the quality, finishes and kitchen cabinet construction along with the stability, consistency, workmanship, and reputation of the factory or shop are the most important considerations when choosing your cabinets.

KITCHEN CABINET CONSTRUCTION: MANUFACTURED OR LOCALLY BUILT?

Over the past 40 years, the cabinet industry has transformed thanks to the technology available. Today, more durable finishes and environmentally friendly options have made factory-made custom kitchen cabinet construction extremely popular. Let’s look at some of the differences between custom cabinets made at a local shop versus in a larger factory.

CABINET FINISHES

Factory made custom cabinetry offers some important benefits including:

  • The manufacturing process is controlled, humidity is controlled using misters to ensure the air and wood have the perfect moisture content
  • Finishes are applied in a specific, dedicated area with positive airflow to eliminate the risks of dust.
  • Doors and drawer fronts are sanded with a combination of hand and computer aided equipment to assure the smoothest surface possible before applying finishes.
  • A chemical baking process creates a durable finish that is resistant to staining from most food or liquids and can stand up to heavy use.

Small local cabinet maker’s kitchen cabinet construction process is often very different. Smaller shops tend to:

  • Finish in a room at their site or right on the job site where high levels of dust exist and there are no controls for environmental dust.
  • Use orbital hand sanders and paint sprayers which cannot achieve the same level of consistency, durability, and depth of factory finished cabinets.
  • Often let finishes air dry, which means that never completely cure. Air dried finishes can absorb dirt and food particles, which can give them a gummy look and feel.

Unless your local cabinet shop is equipped with the latest high-tech baking booth technology, their cabinets will not have the same quality as factory-finished cabinets.

Kitchen Cabinet Construction | Shop Made / Manufactured? just call us now:

MATERIALS AND QUALITY

Top quality cabinets use the highest quality materials, and like good furniture, are made with the highest standards of care and workmanship. The belief that factory made cabinets are “mass produced” and of lower quality is not the case at all. A large facility will:

  • Use the highest quality materials like hardwood plywood, durable particle board or MDF, high-end panels and premium face veneers
  • Measure and control moisture content before and during manufacturing to ensure the highest standards of materials and construction.
  • Offers doors and drawer fronts in any wood or finish you want.

Small Cabinet makers:

  • Usually, do not take advantage of the many benefits of durable particle board or MDF.
  • Often use lower grade, multi-purpose materials.
  • Do not offer inset cabinet construction because of their inability to control the moisture content of the materials enough to ensure quality construction.

DESIGN AND AVAILABILITY

True custom kitchen cabinet construction allows you complete flexibility in your kitchen design and gives you a fitted look that you just can’t get with stock cabinetry. The major difference here between manufactured and locally build custom cabinetry is the choices you’ll have.

Large manufacturing facilities have access to a large pool of talented designers giving you a much larger selection of cutting-edge designs. They can also custom make decorative pieces and typically have a large selection in stock. Local shops often have much less design experience and training. They may not have a large selection of displays or samples available. Looking for kitchen remodeling ideas and cabinetry selection? Click Here

DELIVERING YOUR CABINETS

Large manufacturers can guarantee delivery of your cabinets by a specific date with proper lead times. Because they are smaller, if a local shop owner or a member of their team becomes sick or otherwise incapacitated, delays can occur that can hold up your project. Other times, they can meet the delivery time for cabinet boxes, but without doors and drawer fronts, which are completed after installation, and again can slow down your project.

Manufacturers also tend to offer lifetime warranties on the construction of your cabinets while smaller companies will offer more limited warranties. Finally, if you’re concerned with the environmental impact of your cabinets, larger manufacturers are typically more green employing policies for waste reduction and recycling as well as energy conservation. Most local shops can’t afford to sustain earth-friendly processes lacking the resources to provide truly green products.

Your kitchen cabinets are a major element in your kitchen remodeling. When planning your project, consider the benefits of using manufactured custom cabinetry. If you do choose to work with a small shop, make sure that they have the technology available to provide the highest-quality cabinets and that they stand behind their work. Because kitchen cabinetry is such a large part of your project, make sure to do your due diligence and work with a company that can provide you the quality of construction and choice of materials to meet your needs.

Is A Framed or Frameless Glass Shower Best For A Master Bath?

Glass shower doors and walls will make your master bath feel spacious and contemporary

Framed / Frameless Glass Shower If you have children, a master bath is one of the most important parts of any home. It is often characterized as the private retreat, complete with a luxurious shower and beautiful decor. When part of a master suite, a master bath be a much-loved luxury. If it’s time for you to remodel your master bath and turn it into the spa you’ve always wanted, glass shower doors should be one of your biggest priorities.

remodel-dallas

A GLASS SHOWER ALLOWS LIGHT IN

Many homes have master baths, but few of them are designed to provide the open, relaxing environment that most people are after. Older styles walk in showers had floor to ceiling tile walls or bathtub and shower combos with semi-transparent sliding doors or opaque shower curtains. All of these options tend to close off a section of the bathroom and make the room feel smaller and darker. Glass shower doors open the room up by adding transparency, allowing you to take in the whole space, and allow natural light into the shower. Even lightly frosted glass gives the room a lighter feel.

Remodeling your master bath into a warm, welcoming room for the adults is one of the best investments you can make. Bathrooms have a high return on investment, and the master bath especially is important to anyone shopping for a home because it is the most private part of their daily routine. The shower doors you choose will make an instant visual impact on anyone who enters the room.

GLASS SHOWER DOORS COME IN FRAMED AND FRAMELESS STYLES

When it comes to designing a glass shower for your master bath, there are two different styles of doors to choose from. First, you can find framed glass shower doors which include chrome or gold hardware. If the movable shower door itself has a frame around it, it is called a framed glass door. Framed glass doors are typically less expensive than frameless doors, and the hardware tends to serve as an accent to the decor.

While frameless glass doors are considered the gold standard in design, they may not be functional for everyone. If you want to achieve a look similar to frameless doors but without the added expense, you can always find framed doors that have a minimalist frame around the edges. This reduces the appearance of the frame and hardware while maintaining a slightly lower cost and ensuring that the door has all of the necessary seals to keep water in.

Once you’ve installed your new shower doors, you will be amazed at how much bigger your master bath appears. Glass shower doors expand the look and feel of the room and make the shower more inviting. There are dozens of glass shower door styles available on the market today. Framed options  You may also want to look at different styles of hardware that will fit with the decor of the room as a whole. If you are preparing to embark on a complete remodel, ask your contractor about the different styles of shower doors available and how you can work them into your new design.

Thinking of a Remodel? Kitchen Design & Layout Tips

Thinking To Remodel? Kitchen Design & Layout Tips

Remodeling your kitchen is a great investment that can not only increase the value of your home but can add aesthetic appeal and improve your quality of life. For most families, the kitchen is the heart of the home. It’s where we gather to share meals, discuss the events of our day, entertain family and friends during the holidays and relax with a cup of coffee after a long day, Thinking Remodel? High-end renovations can cost anywhere from $80,000 to $250,000 or more depending on the size of your space and the scope of the work.Working with a design-build company means you can expect to end up with the kitchen of your dreams. While kitchen design and aesthetics are important, functionality is the driving factor behind successful kitchen renovations. Good design is more than a professional Wolf range, exotic zebra wood cabinets, and high-end Ann Sacks backsplash tile.

The process begins by assessing your needs. Visit kitchen showrooms, see products up close and begin to assemble ideas and outline the top priorities for your new space. Good kitchen design is the most critical part of the process, more so than any room in your home. What follows are some tips for your kitchen design and layout. These ideas will help ensure a successful kitchen remodel.

PRELIMINARY SPACE-PLANNING AND SCHEMATIC DESIGN

The planning and schematic design phase is the most important aspect of any kitchen remodel. Your kitchen can be filled with top of the line appliances, beautiful materials and custom built, solid-wood cabinets, but if the layout doesn’t work, it’s not a good design. In the kitchen, more than any other room in your home, a solid space plan and flow are crucial. Anyone who has ever struggled in a poorly designed kitchen knows this.

Your kitchen design can include moving or opening walls, adding an addition and relocating infrastructure like plumbing, windows, electricity, and doors. A qualified contractor will take the time up front to create a schematic plan and an accurate estimate of all costs. This allows you to adjust both the design and budget as needed before construction begins.

FOUR STEPS TO A SOLID KITCHEN DESIGN

Your kitchen design should encompass four stages before construction begins. By taking the time to plan and budget properly, you can eliminate change orders which can be costly and delay your remodels completion. Here are the four steps for an effective design.

1. Develop a plan for space. Start with a wish list and inspirational images. You can go to sites like Houzz for inspiration. This can help you get started and can give you a starting point for discussions with your design-build contractor. Start by focusing on the space itself, before you get caught up in what it will look like aesthetically. The function should come first! Will you be opening walls? Do you want an island or an L shaped counter? Or a galley kitchen? Where the pots and pans will go isn’t important…yet.

2. Put together your budget. Once you have a space plan begin to establish your budget. This is the point where it will all start to come together. The more accurate your space plan, the more accurate the preliminary budget will be. At this stage, your budget can change as you select materials for cabinets, countertops, tile and flooring. Want to learn more about kitchen remodeling in Dallas? Click here

3. Blueprints, elevation plans, and 3D renderings. Now that your plan is solid, work with your designer to flush it out aesthetically. Drawings can help you visualize what the finished space will look like, cabinets, flooring, countertops, hardware, fixtures, etc. This is beyond the functional; this is the stage to be creative.

4. Choose materials and finishes. Now that you’re at the drawing stage you can begin to visualize what materials and finishes will go in the space as well as the proportion of those materials.

By the end of the kitchen design process, you should have a final budget, scope of work and schedule for construction.

KITCHEN LAYOUT TIPS

Your designer will understand all of the technical aspects of kitchen design. Your space will be designed to maximize safety and functionality. Keep these National Kitchen and Bath Association (NKBA) guidelines in mind when working with your designer.

• If your kitchen has three work centers, the sum of the distances between them should be no more that 26 feet. No leg of the work triangle should be less than four feet or more than nine feet. The distances between the three primary work centers (cooking, clean-up, and prep) from the “kitchen triangle.”

• No major traffic patterns should cross through the kitchen triangle.

• The width of the work aisle (between the perimeter counter and island for example) should be at least 42 inches for one cook, and at least 48 inches for multiple cooks.

• If your kitchen only has one sink, locate it adjacent to or across from the cooking area.

• Never separate work centers. A full-height and full-depth objects like a pantry cabinet or refrigerator should not separate two primary work centers.

Smart Storage Solutions for the Unorganized

Smart Storage Solutions

Smart Storage Solutions is One of the biggest challenges in organizing any home is managing storage, and even the seemingly best-kept homes are not immune to a buildup of clutter. Without even noticing, the tidiest of places can quickly transform into unorganized heaps of things that once had a different storage spot.

Combating disorganized clutter in the home can be a challenge, and in a fast-paced lifestyle, the best solutions need to be smart and easy to maintain. Whether it’s finding the best way to organize important documents, save closet space, easily navigate kitchen drawers, or any other area of the home, here are some smart storage solutions you’ll want to use immediately!

POTS AND PANS

Opening the pots and pans cupboard can be a risky venture, and often ends with unwanted kitchenware tumbling out, creating an even bigger mess. This sliding holder will keep all your pots, pans, and lids organized and easily accessible.

ENTRYWAY BASKETS

For houses from only two people to large and growing families, the entryway can become a drop zone for anything and everything brought into the house. Crafting personalized baskets like these will help everybody in your house neatly keep track of their essential items.

PEG BOARD BOXES

There are a lot of corners, drawers, and closet shelves in any house that hold things you don’t use regularly but need to keep altogether. Crafting items, sewing kits, and gift wrap are a few things that fall into this category- creating a peg board box is a genius way to keep everything organized and in the same place.

EASY BATTERY ORGANIZATION

Odds are good that there are several drawers around your house holding a few mismatched batteries in a variety of containers. Streamline your battery organization with this piece that will store all types of batteries needed around the home!

SMALL BOTTLE STORAGE

Anywhere that a lot of small items are kept together usually ends up being a disorganized mess. Spice racks, cosmetics, and medicine can all be hard to sort through, organize, and keep neat. Filling a cupboard space with an adjustable stackable organizer will make these areas a lot easier to keep tidy!

SHELF DIVIDERS

Linen closets and clothing shelves are spots that seem easy to keep organized but often end up looking messy with towels, shirts, or sweaters piled haphazardly across the entire shelf. Make smart use of the space by installing shelf dividers to keep everything in its right place.

TUPPERWARE SOLUTION

Tupperware has made life incredibly easier when it comes to saving leftovers, packing lunches, and meal prepping. Storing and keeping all the containers and lids together can be a very difficult thing to maintain. Turn the mess of a Tupperware drawer into an easily accessible storage area with a simple kitchen organizer.

MAGNETIC STRIPS

All women know the hardships that come with keeping track of beauty supplies such as bobby pins, nail clippers, files, and tweezers. Constantly losing and replacing them is a hassle, but keeping them organized on the back of a cupboard door using magnetic strips is a true genius move!

HIDE YOUR PRINTER

The area around computer printers is a magnet for clutter. Extra copies, misprints, and other documents find a home next to the printer that leads to other things being left behind. Eliminate this problem before it happens by hiding your printer until you need it.

UNIQUE FILING CABINET

Organizing, managing, and easily accessing important documents is important in any home. A document may only be needed once a year, but being able to easily find it saves a lot of frustration and stress. The smart solution? Utilize a storage bench or chest as a mini office filing cabinet!

It’s easy to feel inspired to find smart storage solutions in every area of the home. Sometimes it’s a crafty DIY project and others it’s an inexpensive purchase, but the great thing is knowing even the most unorganized people can be helped. Hopefully, you will soon implement these and be sure to share some of your favorite storage solutions!

How To Plan For A Master Bedroom Addition

Consider these options when remodeling your home with a master bedroom addition

Behind kitchen and bathroom remodeling, the number three most popular home improvement project is adding a master bedroom addition. Maybe you purchased a starter home or an older home that may lack the modern amenities of today’s master bedrooms, or perhaps you’re seeking more space for a larger en-suite bathroom or walk-in closet. Whatever the case, nothing is more wonderful than creating the perfect relaxation getaway for you and your spouse.

A spacious master bedroom with a large modern en suite bathroom and his and her walk-in closets is the perfect way to create the dream home you want! Adding an addition to your home can not only give you the space you may need, increasing the livable space in your home can also increase its value.

Let’s look at a few steps you can take that can make the construction process run smoothly and stay within your budget.

JOT DOWN YOUR IDEAS FOR YOUR MASTER BEDROOM ADDITION

Before you even consider budget, dream a little! Picture your ideal master suite. Will it have cathedral ceilings, a walkout to the backyard or a private deck? Will your en suite have heated floors, a wall of shower heads and a standalone soaking tub? You might want a giant walk-in closet, or even his and hers walk-ins, or a quiet place to sit, relax and read with a cup of coffee. You don’t have to get technical about your needs, this is just a planning exercise.

Work with your spouse or significant other to determine what’s really important to you. Jot your ideas down on paper or your computer using Houzz Ideabooks or Pinterest, weigh your options and compromise on the perfect master suite to meet both of your needs.

SECOND STEP, SETTING YOUR BUDGET

Now it’s time to come back to reality! It’s important to set a realistic budget for your project. In fact, the budget and planning stage of your addition is probably the most important aspect of the entire project. Your budget will dictate:

  • The size of your addition
  • Materials and finish options

Budgeting is an important step, but don’t let it overwhelm you! Your design build firm can walk you through the steps of planning and budgeting for your project. It’s important to find a firm that understands your creative vision and can offer you options that can meet your aesthetic needs and still remain within your budget. Want to learn more about the design build process? Click Here

IMPORTANT CONSIDERATIONS WHEN PLANNING A MASTER BEDROOM ADDITION

As you finalize your planning and put together your budget, there are several physical factors to consider. If you are working with an architect,design-buildd firm or contractor, they can help. Here are some factors to think about.

1.     WHERE WILL YOUR ADDITION BE LOCATED?

This is probably the most difficult and complicated decision you’ll need to make. You need to consider how your addition will fit within the physical confines of your landscape as well as its relationship to your home’s flow. Will you be adding your bedroom into an existing floor plan, adding a new separate wing, or creating a second story to house a private suite? This will, of course, affect your budget and the scope of work.

2.     WILL IT HAVE ACCESS TO YOUR OUTDOOR SPACE?

Once you’ve determined location consider its access to the outdoors. In the past, this was less of a consideration, but current trends are favoring a ground floor master suite with doors leading to a private patio, deck or garden.

3.     WINDOWS

Will your space be flooded with natural light, or perhaps offer skylights for a personal view of the night sky from your bed?

4.     VIEWS

Does your property offer stunning views? If so you’ll probably want to take advantage of them. Even if you don’t have amazing mountain or ocean views, looking out onto a beautiful garden, or your in-ground pool can also be pretty dramatic and relaxing!

5.     WHAT SPECIAL FEATURES WILL YOU WANT?

A common trend today is to include a sitting area within the master suite. Designs can be elaborate, like adding a formal living room, or intimate and quiet, for example, a meditation area or in-home office space or reading nook. Perhaps a fireplace?

6.     THE CEILING

The ceiling can be a wonderful way to add interest and drama to a space. Imagine a cathedral ceiling with a wall of floor to ceiling windows, or exposed beams, or even a lit coffered ceiling. This can be a wonderful area to add detail and interest.

7.     LIGHTING

The bedroom offers plenty of opportunities for creative lighting. Typically you’ll rely on several different sources of light, for example, you may want a beautiful crystal chandelier on a dimmer over the bed or recessed cans in the ceiling. Cove lighting can also provide a romantic glow and can highlight architectural details.

8.     ENTERTAINMENT

You may or may not want to include a TV or music system in the bedroom. It can be as simple as hanging a TV on the wall, and adding a couple of blue tooth speakers, or including an elaborate entertainment system. Again, it’s all up to you and your budget.

When planning your master bedroom addition, start by dreaming! After all, this is your private sanctuary, why not splurge a little! Once you’ve determined the must-have features for your master bedroom addition, begin to develop your budget, and then focus on the actual location and amenities. Work with your design build firm to achieve your creative vision. They can help you with everything from creating blueprints to seamlessly integrating your new space onto your existing home, to helping you choose finishes. With a little work, you can have the master bedroom of your dreams!

Kitchen Cabinet Door Styles & Options For A Remodel Explained

Undergoing a renovation? Here’s an introduction to kitchen cabinet door styles

In any kitchen renovation, your cabinet doors are an essential element of the design. They are not only one of the most visible items in the room, but they can also be one of the most expensive. THREE KITCHEN CABINET DOOR TYPES TO CHOOSE FROM

Kitchen cabinet doors and drawers come in three different types: inset, partial overlay and full overlay which is often referred to as “Euro” style. Each has a slightly different function and look.

INSET KITCHEN CABINET DOOR

Most cabinets from the early 1900’s that were built in place feature inset doors, making them the oldest style. Small hinges are mounted on the face frame or just inside it. The hinges may be visible when the door is shut.

The face of an inset door is in the same plane as the leading edge of the cabinet box. It’s a very traditional look that is more expensive to replicate today.

PARTIAL OVERLAY KITCHEN CABINET DOOR

A more modern style, partial overlay doors, and drawers are mounted over the face of the box, covering the opening completely and partially covering the frame. The only downside is that large areas of the frame remain uncovered. This design can make large expanses of cabinets look like they are dotted with doors and drawers rather than defining the space. Partial overlay doors work with certain styles of kitchen designs like transitional, or smaller kitchens.

FULL OVERLAY KITCHEN CABINET DOOR (EURO STYLE)

Full overlay cabinet doors are the most modern design. The door or drawer face completely overlays the box. Hinges are hidden as well. Because this style creates minimal space between the doors, it offers a consistent and continuous look that is at home in some styles like contemporary, modern and industrial.

POPULAR DOOR STYLES TO CONSIDER FOR YOUR KITCHEN RENOVATION

Here are some of the most popular styles of cabinet doors among homeowners. They range in price and are available in some different materials and finishes, with solid wood being the most expensive.

Shaker Style Cabinet Doors

The Shaker-style cabinet door is the most popular choice today. This is a five-piece flat panel style the has a frame made from four pieces of wood with a single flat panel inset. It features clean lines and a utilitarian look. There are home in almost any décor from contemporary to traditional and come in a variety of wood species, and finishes.

Louvered Style Cabinet Doors

Commonly used on interior doors and windows, louvered cabinet doors add a distinctive architectural look to your kitchen. They are an excellent choice for cabinets that require ventilation. This style comes with a hefty price tag.

Flat Style Cabinet Doors

Simple and stylish, flat-panel cabinet doors are void of details. Their hard lines and minimalist forms make it a great fit for contemporary, modern and industrial designs. It is easy to clean and maintain, add chic to your cooking space and offers a hefty range of unique storage solutions. Flat panel doors come in decorative laminate and wood. Laminate doors are more budget friendly and come in a wide variety of colors and shins.

Inset Style Cabinet Doors

This tends to be the most expensive style. It offers a classic look that is always in style. The higher cost comes from the precise measurement and construction needed for inset doors to fit, open and close properly. Inset doors require visible hinges which are usually not included in the box construction price. Take ordering hardware into account when choosing inset doors.

Distressed Style Cabinet Doors

If your style moves toward antique, distressed doors are a great choice. Most manufacturers offer a distressed door. You choose your door, and they apply distressing techniques for the perfect look. Be prepared to pay 15 to 20% up-charges to have a trades person beat up your brand new doors!

Beadboard Style Cabinet Doors

If you love that chic beach cottage look, nothing looks better than beadboard cabinet doors. They’re made to look like traditional beadboard paneling. While al white beadboard cabinetry can give your kitchen a clean, bright, homey look, all of the cracks and crevasses can be difficult to keep clean.

10 Tips To Get Your Home Ready For This Winter

10 Tips To Get Your Home Ready For This Winter

10 Tips To Get Your Home Ready For this Winter Winter is coming and that doesn’t just mean we must look out for

White Walkers. Instead, homeowners in the DFW area must prepare for the winter season and the effects it may have on one’s home. These useful tips can help provide you with great insight and useful information to prepare your homes as the winter days approach.

1. STOCK UP ON SUPPLIES

This can be done well before winter weather threatens your home, and will save you from the crowded stores once a big storm is in the forecast. Plan to have a week’s worth of non-perishable food items, medicine, and water on hand. If you have pets, be sure to plan for their needs too! You may never need it, but if the power goes out and you’re stuck at home, you’ll be glad you prepared.

2. PROGRAM YOUR THERMOSTAT

Not only will this help maximize comfort in your home, it can save you up to $180 a year in heating costs. Some high-end thermostats are Wi-Fi-enabled and learn to optimize temperature based on activity when people are home. Set your thermostat for slightly lower temperatures when you are sleeping and gone for the day to maximize your savings.

3. DRAIN THE PIPES

Any outdoor plumbing is more susceptible to freezing and suffering damage. This includes draining all outdoor faucets and rolling any hoses up for indoor storage. Have the pipes for any in-ground sprinkler systems blown out and shut down for the season to prevent any issues once warmer weather comes back around.

4. CHECK THE SEALS

Leaky windows and doors can be a quick escape for heat in your house. Check and replace any weather stripping that is cracked or decayed. Additional drafts can usually be fixed with caulk. Wooden window frames that are starting to decay should be repaired or replaced to prevent additional winter damage.

5. CLEAR THE GUTTERS

If clogged gutters block rain and/or melting snow, you could end up with damage throughout the home. The backed up water can wreak havoc on your walls, foundation and landscaping. If a clogged gutter freezes in a cold snap it can pull away causing damage to the immediate area, including shingles.

6. CLEAN THE GARAGE

Cleaning your garage before winter helps tackle several important tasks. Tune up and store any summer tools, vehicles, and lawn equipment along with storing patio furniture. Use this time to also check the condition of any winter equipment, shovels, and salt you may need if a winter storm comes.

7. FLIP THE FANS

Ceiling fans throughout your home can be your friend in winter as much as they are in summer. Switch the direction they spin to force rising heat back downward instead of pulling it up and away. This is also a good time to clean any trapped dust before you send it flying into the air.

8. FINE-TUNE THE FURNACE

The start of winter is a great time to replace your furnace filter. A dirty filter will make your entire heating system work harder and could lead to other problems. Along with changing the filter, it is a good idea to have your entire heating system checked and tuned up before the coldest temperatures of the year hit.

9. LAY EXTRA INSULATION

Your attic and basement are typically major sources of heat loss in the home. Adding or supplementing existing insulation in these areas can help ensure more heat stays where you want it. If there are any windows in the attic or basement, consider using window film for added insulation on top of regular caulking and maintenance.

10. PREPARE YOUR FIREPLACE

If your home has a fireplace you know the luxury of a nice, warm fire during winter. Before lighting your first fire, check the flue for any potential problems and make sure the external portion of your chimneystack is free of damage. If your damper doesn’t close tightly, the chimney could quickly become a source for losing heat when you aren’t having a fire.

With these tips, you’ll be ready to take on any temperature and enjoy a cozy winter without breaking the bank. Proper winter preparation throughout your home will help prepare you for the worst winter storms, cold temperatures and prevent future problems. Share some of your other favorite tips with us and plan your winter preparation checklist- your family and home will be glad you did!

Is A Framed or Frameless Glass Shower Best For A Master Bath?

Framed / Frameless Glass Shower Best Master Bath? Glass shower doors and walls will make your master bath feel spacious and contemporary

Framed / Frameless Glass Shower Best Master Bath?
Framed / Frameless Glass Shower Best Master Bath?

Framed / Frameless Glass Shower Best Master Bath? If you have children, a master bath is one of the most important parts of any home.

Attaining The Perfect Home Remodel | A Planning and Process Guide

Perfect Home Remodel | Planning & Process Guide Are You Planning a Home Remodel? Here Are Some Tips to Get You There Successfully!

Perfect Home Remodel | Planning & Process Guide
Perfect Home Remodel | Planning & Process Guide

A home remodel can be a bit overwhelming. It’s a complex job filled with product and color choices along with the task of maintaining a budget and finding the right design build firm to complete the work, Perfect Home Remodel | Planning & Process Guide

Whether you’re considering a kitchen remodel, creating the perfect master suite, or adding an addition, with planning, research, a developed creative vision, and the right contractor, you can complete your project successfully and create the perfect space for you and your family to enjoy for many years to come.

The following steps can help you to plan and execute a successful home remodel.

FIRST, DEVELOP YOUR CREATIVE VISION

Even before you seek out a contractor, have a plan. Start to develop a creative vision for your project. Your entire project from planning, design, and budget comes down to your knowing exactly what you want at the beginning of the project. Be prepared to answer questions like the following;

  • What is the overall style you are looking to achieve? Choose something you’ll want to live with for years to come. (Traditional, Contemporary, Country, Vintage)
  • Will I need an addition or is my current footprint large enough? (Where will you put that soaking tub?)
  • Am I looking for the best materials and appliances or will the standard be good enough? (6 burner Wolf cook top with in-wall oven or 4 burners GE Cafe range?)
  • Will my home remodel require taking down walls and moving the kitchen or bathroom locations? (Moving mechanical systems will add to the cost.)
  • What type of flooring fits your lifestyle and aesthetic? Hardwood, natural stone tile, carpet?)
  • Are you seeking a statement home with custom exotic wood kitchen cabinets with a hand rubbed finish or something more conventional?

Make a master file and start clipping photos of spaces that you like regarding design, style, and décor. Go through home, design and architecture magazines. You can also do a lot of the work online. Sites like Houzz allow you to create digital “Idea-books” that you can fill with relevant photos from the site.

This pre-planning research can work in your favor when you begin the process of building your team. By giving your designer your master folder, you can develop a commonality of vision and language right from the beginning of your project. By choosing “must have” elements from your files, you can begin to develop your budget. Your designer may have ideas that can meet your aesthetic needs while keeping you within your budget.

WORK WITH A PROFESSIONAL DESIGNER

To successfully execute a major home remodel you need a detailed plan and scope of work. Hiring an architect, interior designer, or better yet, a design-build firm is a significant step in the process. Each can play a role in your project.

While every company does things a little differently, many designers work on projects that don’t involve major structural work. They can also offer assistance with materials and colors. Architects may take on a large range of work, or specialize for example only working on floor plans and permits leaving the electrical plans and plumbing to the contractor.

Choosing to work with a full-service design/build firm can mean a single source for your entire project. A design/build firm handles every phase of your project all in-house from the physical design of your space to planning and permitting, creating a realistic budget, construction and even interior design. When you’re considering your project, look at all of the possibilities, including hiring a design/build firm!

SELECTING THE RIGHT TEAM FOR YOUR HOME REMODEL

Hiring the right people can often be the difference between a smooth, minimally disruptive home remodel and a major disruptive project that can turn ugly! When interviewing firms, there are several things to take into consideration before you sign a contract. The process of vetting can take several weeks depending on how many companies you are interviewing. Make sure you are prepared before any meetings. Have a good idea of what you are looking to accomplish, have a general budget in mind and develop a list of relevant questions to ask each prospect.

You will usually start with an in-person meeting. This is your opportunity to understand the services that each firm offers and make sure they understand your aesthetics and creative vision. It is critical that you have a budget in mind and that you can communicate your expectations to the firm you hire. Make sure you feel comfortable with anyone you choose to work with. Having a good rapport in the interview process is a good first step.

Remember, depending on the scope of work, the workers from the company you choose will be in your home for some time. Working with a company that you can communicate with, understands your needs and design style and can keep disruption to your home to a minimum can go a long way towards a successful project!

How To Choose The Best Kitchen Countertop Material for a Remodel

Choose Kitchen Countertop Material & Remodel Know Your Options When Choosing The Perfect Kitchen Countertop

Choose Kitchen Countertop Material & Remodel
Choose Kitchen Countertop Material & Remodel

Choose Kitchen Countertop Material & Remodel, Whether you’re remodeling your kitchen, giving your existing kitchen a facelift, or building a new custom home, your countertops can set the style and tone of the most important room in the house. If your home features an open concept floor plan, it can even carry your design sense throughout the entire living space.

In fact, countertops are almost as important as the layout of your kitchen. Today, you have more choices than ever before. With a huge variety of human-made and engineered products, as well as natural materials available in every possible color and pattern, you have more options than ever!

While it’s tempting to choose your new countertop based solely on aesthetics, picking your kitchen countertop comes down to four criteria; your style, maintenance needs, the material’s durability and of course the cost. Consider each before making a final choice.

FINDING THE RIGHT FIT: DEFINING YOUR NEEDS

Start by examining your lifestyle. While beautiful white Carrara marble is an elegant, luxurious choice, if you have small children who love to come home from school and make peanut butter and jelly sandwiches on the kitchen counter, marble is probably not a good choice for you. Perhaps an engineered quartz or natural soapstone surface might make more sense.

Do you love to prepare food? Will you be chopping and slicing on your surface? Maybe a hardwood butcher block surface, like natural maple is the answer. Looking for an eco-friendly option? Consider solid surface composites like IceStone, Richlite or Paperstone. They are sustainable and release no VOCs. Are you a baker? Marble countertops stay cool and if you like to bake, it is the perfect surface for kneading dough.

KITCHEN COUNTERTOP OPTIONS TO FIT ANY LIFESTYLE

The good news? With so many great kitchen countertop choices available, even if you have your heart set on a particular material like marble, but it doesn’t match your lifestyle, you can find a similar material like manufactured quartz that can match the pattern and style of natural marble.

Let’s explore some of the popular kitchen countertop options available!

GRANITE

Natural stone is a popular kitchen countertop choice and granite is by far the most popular. Granite countertops come in a wide variety of colors, and every slab is unique. It also comes in several different finishes including, brushed, antiqued, honed (which is a matte finish) and polished for a shiny almost luminescent look. Granite’s cost can vary widely with a common variety like Ubatuba being more affordable than the more exotic Labradorite.

NATURAL STONE

While granite is the most popular natural stone, it’s not your only choice. Marble, limestone, quartzite, and soapstone are great luxurious options, but they are not as durable as granite and will require occasional maintenance like annual sealing. Even truly exotic stone like Onyx is available for your kitchen countertop if money’s no object!

ENGINEERED STONE

Another option is engineered stone. Quartz countertops are made by using chips of stone and resin. They offer the look and feel of natural stone, but are almost bulletproof and come in every color imaginable. You will pay for this durability however as manufactured stone countertops can cost twice as much as the least expensive granite!

SOLID SURFACES

If it’s practicality you’re looking for, solid surface materials might be the right choice. Acrylics like Corian, or newer countertop materials like Paperstone or Richlite (made using recycled paper and resin) are easy to maintain and eco-friendly. We rarely use solid surface materials in our kitchen designs, but they are ideal for laundry rooms where value and practicality are important.

CUSTOM-MADE CONCRETE

A hot trend a few years ago, concrete countertops are at home in a contemporary or industrial design. They can be customized with pigment, stained, acid washed, and polished. It can also be delivered with several different finishes including trowel finished,  exposed aggregate or pressed with a tool that replicates marble like veining. Concrete requires upkeep and needs careful maintenance. A sponge left on the surface can leave a stain, acidic liquids can etch the surface, and sudden temperature changes can cause warping or curling. It also needs to be sealed four times a year, and paste wax should be applied every couple of months.

WOOD COUNTERTOPS

Wood is a traditional material that can warm up your kitchen. Wooden kitchen countertops like maple or butcher block are easy to clean, and small scratches can easily be sanded out. Water can be a problem, so you will need to oil them frequently to keep the surface sealed.

The best option is to try to see and touch the surfaces in person before you make a final decision. Work with a designer and discuss your options. Countertops can be customized with various edge styles. Many designers are their meeting clients needs by combining different materials to create a truly custom kitchen. With all of the countertop choices available and a little help from your kitchen designer, you’re sure to find the perfect kitchen countertop to meet your lifestyle and stylistic needs!

THE BATH DESIGN PROCESS

When remodeling a luxury master bathroom the first step is to assess what you like about your current bathroom. This can give your designer an idea about your needs in terms of functionality and design. For most projects, the existing bathroom is taken down to the studs. This allows for flexibility in the design process. Fixtures and plumbing can be moved, finishes can be upgraded and options like heated floors, skylights, custom cabinetry, heated towel racks and multi-head programmable showers are all available.

The design process is the time when your needs and wants are established, the scope of the project is determined and the budgeting process begins. When establishing your design and budget, your team will take into account the square footage of the space, your existing layout, the infrastructure of your home, and your family’s lifestyle. All of these elements will play a large role in your final design. Learn more about our process – Click Here!

WHAT TO EXPECT FROM A HIGH-END BATHROOM REMODEL

For a complete high-end master bathroom remodel you can expect to spend between $80,000 to over $200,000 depending upon the scope of the construction involved and the amenities you choose to include. For this budget, you receive an entirely new custom designed space created to meet your specific needs.

At this level, your bathroom remodel is usually a full down-to-the-studs gut job. Everything is removed and this means you can put things where you want them. This stage can also include moving walls or adding an addition if you want additional space. All of this preliminary construction will be determined during the design process.

Because you have complete flexibility, the toilet and shower could change places, the bathtub might be moved and a sauna can be put in its place. Heat is enemy number one for wine, and temperatures higher than 70° F will age a wine more quickly than is preferable. With a record high of 113° F, and an average daily high of 77° F, the greater Dallas, TX area is an ideal one for installing a wine cellar in your home. Proper wine cellar construction is crucial for your collection.Wine Cellar Construction | Keeping Collection Safe call us now for your free consultation meeting: (800) 371-8970

WHERE TO PUT A WINE CELLAR

The ideal temperature for wine storage is 55-57° F, and 55-75% humidity. The closer you can get to optimal temperature without too much artificial cooling, the better. Typically, a wine cellar is best built in a basement, as it’s cooler. If your home lacks a basement, it’s still possible to construct one above ground, but you’ll need a larger-size cooling unit. A dry environment also requires more frequent introduction of humidity. In general, a wine cellar should be located where there’s adequate ventilation, no direct sunlight or heat, and at least one external wall.

If you’ve dreamed of building a wine cellar in your greater Dallas, TX area home, here’s what you need to know to bring your vision to fruition:

CRUCIAL ROLE OF THE VAPOR BARRIER

Frequent or sudden fluctuations in wine cellar temperature and humidity are detrimental to the aging process of wine: the resulting excessive oxidation makes wine turn bitter before it can achieve its peak taste. That’s why it’s important to ensure your wine cellar keeps the ambient temperature inside lower than the area outside it. A vapor barrier separates the two environments. On interior walls, a vapor barrier is created by wrapping polyethylene around the studs and applying it to the surface behind the insulation.

INSULATION DURING WINE CELLAR CONSTRUCTION

Think of your wine cellar as a room-sized refrigerator. Proper insulation is key to controlling the temperature and protecting your walls and ceiling, as well as your wine. Thick insulation – a minimum R-22 rating – is best for interior and exterior walls. A minimum rating of R-32 is best for the ceiling. If the walls are concrete, blown-in insulation is recommended, and if the floor might have an impact on the room’s temperature, insulation there should also be considered.

CELLAR WALL AND CEILING COVERING

The wine cellar’s interior wall and ceiling is determined by the overall theme of your cellar. Regular drywall is typically adequate, but if you have humidity concerns, consider moisture-resistant drywall instead. Always use a low VOC latex-based paint to prime and paint the walls and ceiling. If you prefer the look of redwood tongue and groove material, be sure to use rot-resistant wood. Never use cedar, as its strong aroma will taint the wine. Some people also use granite or other stone as a wall covering.

CELLAR FLOORING

All types of flooring are used in wine cellars, with the most common being tile, slate, hardwood, marble, and concrete. Never use carpet, as it will mold in the cool, damp conditions. Choose flooring that matches your overall theme and make sure it’s applied to a level surface.

CELLAR DOORS

For proper temperature and humidity control, wine cellars need to be a sealed environment. Otherwise, you’ll end up with a continually running cooling unit, which shortens its life and increases your energy costs. Use an exterior grade door with weather stripping on all four sides. Some environmentally minded homeowners choose reclaimed wine barrel doors.

CHOOSING AND PLACEMENT OF COOLING UNIT

How large a cooling unit you’ll need depends on your wine cellar construction, cellar size, the ambient climate, construction plans, and more. Ideally, it should be mounted on an interior wall. A wood frame is typically constructed to hold the unit, which on average weighs between 50 and 120 pounds. At Joseph & Berry, we’ll help you find the cooling unit that’s right for your cellar.

VENTING

Ventilation keeps your cellar at the optimum temperature. The cooling unit blows cool air into the cellar, which then pushes warm air to the ceiling. That warm air must be moved to a properly-sized exhaust room, or the wine cellar temperature will get too hot. The ideal exhaust room has a fresh air intake that regulates temperature and provides continuous air flow.

WINE RACKS

Racking varies widely, but common woods include redwood and mahogany, as well as reclaimed wine barrels. All are resistant to rot in a cool, damp environment. Some people prefer wire lattice, modular storage, or fully customized wine racks. It all depends on your budget and the overall look you want your cellar to have.

CELLAR LIGHTING

The goal with any wine cellar lighting is minimal heat output and 0% UV rays. A recessed ceiling can light are popular wine cellar choices, and they should be put on dimmers to control brightness. Timers and motion detectors can also help avoid having the lights left on, which can heat up the cellar over time. LED rope lighting is an attractive choice for highlighting racks.

11 Things to Consider When Planning an Outdoor Kitchen

11 Things Consider When Planning an Outdoor Kitchen

11 Things Consider  Planning Outdoor Kitchen ,An outdoor kitchen is one of the most popular remodeling projects that homeowners are incorporating into their homes. While cooking outdoors is not a new concept, an outdoor kitchen takes it to the next level. Equipped with cooking appliances, stunning weatherproof countertops, seating, refrigeration, and storage, this home improvement project elevates both your culinary and entertaining experience, while sophisticatedly enhancing your backyard.

While planning an outdoor kitchen is exciting, it can also be overwhelming and a bit intimidating. There are so many

different outdoor kitchen ideas and components to consider, all while making sure the entire project fits into your budget and available backyard space. Although you may not be able to get every item on your wish list, you don’t want to overlook something important only to wish that you thought of it while planning. Luckily, there is no wrong or right way to plan an outdoor kitchen. However, there are certain considerations that you want to make during the course of planning. Here is a checklist to help guide you as you create the blueprint for the perfect outdoor living space for your needs.

1. SEATING

Of all the different parts of your kitchen, seating is one of the most important ones to consider. After all, once your remodeling contractor has completed your outdoor kitchen, you’ll be eager to send out your first evite for a backyard party; and your guests will need somewhere to sit. No matter how awesome your grill is, not everyone is going to want to stand around it while you cook. Instead, make space in your plan for outdoor living furniture or ask your remodeling company about including a built-in bar with bar seating.

2. WEATHER

Especially in Texas where the weather is not exactly predictable, you need to be prepared for every environmental situation – rain or shine, hot or cold. In order to enjoy your outdoor kitchen no matter what Mother Nature throws at you, including a shady area somewhere in the design. A patio cover or gazebo is a stylish way to keep your kitchen and guests sheltered from harsh sunlight and rain.

Like all home remodeling projects, building an outdoor kitchen is an investment. After all of the time and money that you spend planning the design and layout, you want to be able to use it beyond just a few months in the year. A heat source, such as permanent or portable space heaters, allows you to extend the season for enjoying your outdoor kitchen into even the cooler months. Depending on the style of your backyard, a built-in fire pit or outdoor fireplace are also great options that add character while keeping you and your guests warm and cozy.

Tip: While shopping for outdoor living furniture, look for an ottoman or seating with built-in storage. Throw in a few blankets to have handy when you’re entertaining in the fall and winter months.

11 Things Consider  Planning Outdoor Kitchen

3. COOKING

What are you going to cook in your outdoor kitchen? Your answer to this question can help you prioritize the kitchen appliances that you’d like to include in your design. For example, if you don’t plan on preparing gourmet meals for large groups, you probably don’t need state-of-the-art equipment built in. That being said, don’t to limit yourself to just a grill either. Pizza ovens, refrigerators, and Kamado style cookers are all wonderful options that allow you to prepare a wide variety of foods. If you don’t plan on preparing food at all, leave out the big appliances and spend your budget on built-in refrigeration, an ice maker, counter space, and bar seating where you can prepare and serve cold drinks and finger foods.

If you plan on using smaller countertop appliances, such as a blender, juicer, toaster, or convection oven, be sure to inform your home renovation contractor so they know to include enough electrical outlets that are easily accessible.

10 Tips To Get Your Home Ready For Winter

10 Tips To Get Your Home Ready For Winter

Here are some great tips on how to well-prepare your home for the cold season!

Winter is coming and that doesn’t just mean we must look out for White Walkers.

Plan to have a week’s worth of non-perishable food items, medicine and water on hand.

This includes draining all outdoor faucets, and rolling any hoses up for indoor storage.

The backed up water can wreak havoc on your walls, foundation, and landscaping.

Use this time to also check condition of any winter equipment, shovels, and salt you may need if a winter storm comes.

10 of the Best Backyard Decor DIY Trends For This Summer

10 of the Best Backyard Decor DIY Trends For This Summer

10 Best Backyard Decor DIY Trends For This Summer The backyard is one of the most versatile places where family and friends can gather together and enjoy good weather. During the summer season, the backyard certainly sees more action with longer nights, cookouts, and roasting marshmallows around a backyard fire pit. There are endless possibilities when it comes to decorating, remodeling, and sprucing up your backyard this season. Let’s dive right into the best summer decoration trends and looks.

1. CINDER BLOCK BACKYARD BENCH

Let’s start with seating. When you decide to throw a fabulous party for you and your friends you want to make sure you have enough seating for all. A great DIY tip is to create more seating without blowing your budget. A cinder block bench could be just what you are looking for. Decide on where you would like to place your seating bench and build it from scratch with. By using several pieces of plywood, cinder blocks, nails, hammer and paint you will be on your way to a great looking piece of furniture that all can enjoy.

2. EASY BACKYARD GARDENING

Gardening is a great way to start sprucing up your backyard. Growing fresh vegetables, herbs, and fruit can give off those down home vibes. Depending on location and space of backyard, your garden can vary on size. If you have a space big enough for a walkable garden, then by all means go for it! Pick that perfect spot, plow, and dig.

We suggest starting off small with basic herbs you may use on a daily basis when cooking. There are so many materials you can grow your herbs in. Wine crates, wooden pallets, mason jars, teacups, and much more. Go with whichever one fits your backyard’s style the best. Pictured below are jars attached to painted and decorated wood which are then hung on a wall in the backyard.

3. DIY BACKYARD BARBECUE STATION / ISLAND

Summertime in Texas means backyard barbecues no matter where you are from. Imagine this scenario; the grill is lit, company is over, but you have no place to put all of your uncooked meats, sauces, and veggies. A barbecue station or island could be a great solution to your problem. Not only will you have a place for food you will be grilling, but you can also add sections for plates, utensils, and possible beverage holders.

Check out Craigslist or other resale websites where you can find yourself a few wooden crates or unclaimed wood to build a custom, unique, outdoor barbecue station. There are websites with tips on building a barbecue station/island like these outdoor kitchen instructions on Instructables or this set of tips on DIY Network.

4. BROKEN RAKE TOOL HOLDER

After you’re done gardening for the day, you probably want somewhere to store all of those tools you used to make such a beautiful garden. If you happen to have a broken or extra rake lying around why not use it for storage. You can recycle that rake into a handy backyard gardening-rack-hanger for all of your gardening tools. Simply hang it on a wall of your patio or shed with the metal rake part pointing out, add rope loops to your tools, then hang them on the metal prongs of your rake. You might want to make sure you hang it higher than head height so no one hurts themselves accidentally. Recycling can be stylish.

5. SIMPLE PATIO STORAGE SPACE BINS

Do you have a hard time finding places to store all your outdoor supplies or necessities? If that answer is “yes” then this project is perfect for you. Toys, balls, gardening supplies, and bug spray can all be stored in organizational bins. Patio or no patio you can purchase versatile shelf and storage bin systems that are deep and sturdy enough to hold most everything during all types of weather.

This simple organization system will keep your things from laying around everywhere, leaving your backyard looking nice and tidy. This tutorial on Build-Basic.com shows you how to build a nice backyard storage bench. You can build the storage bin and shelf (pictured below) by getting a standard metal wire kitchen rack, painting it, then getting metal or plastic bins, decorating as your desire, and placing them on rack.10 Best Backyard Decor DIY Trends

6. HANGING CANDLE BACKYARD LIGHTING

As the sun sets and you want your backyard to shine. A pretty ambiance can go a long way during a summer’s night. Lighting for your landscaping, patio, trees, or other creative ideas could be just what you are looking for this summer to set your backyard apart from everyone else’s.

One style trend is to take mason jars, place candles in them, and tightly tie twine around the rim of the jar. Then hang them from the edge of your patio roof or low hanging branches. Be sure that the candle hangs far enough below the patio roof or the tree branch that the candles flame won’t start a fire, you can use tea lights to help alleviate this.

You can also always pick up some outdoor all-weather string lights from your local hardware store and string those around trees, poles, or criss-cross over a section of your backyard. 10 Best Backyard Decor DIY Trends

7. METAL BUCKET HOSE HOLDER

Any homeowner knows that keeping your yard in mint condition takes time and patience. The summer heat in Texas can play a big part by determining if your backyard can continue to keep green or surrender to the weather with its white flag. That means there’s a good chance that you or your kids will be using the water hose a lot. Instead of leaving it lay in the grass where it can leave odd marks or scare you thinking it’s a snake, just like your gardening tools you want to keep the water hose stored in a safe place and out of the way.

A cool idea to consider is to buy a large enough tin bucket to place your hose in. Another great use of this bucket is to mount it on an outdoor wall with the bottom facing the wall. Then have the hose wrapped around it and use the bucket as a holder for your sprinkler.

10 Best Backyard Decor DIY Trends

8. METAL TUB PATIO TABLE

An excellent table can be a wonderful addition to your backyard style. This functional and beautiful piece of furniture can create hidden storage space for your backyard. It’s a simple enough build, you want to start by obtaining the metal tub. Look for a galvanized metal tub at least 17 gallons or larger from a hardware or tractor supply store, this will act as the base of the table. Once you’ve picked out and purchased your metal tub, measure the radius of the top lip of your tub and cut out a circular piece of wood that is at least 3 inches larger in diameter. You’ll want to get some sort of fastener to hold the wooden top to the metal tub base, use whatever you like and drill out the holes in the metal base and the wood table top. Then stain the top with your desired stain and you have a gorgeous piece of homemade outdoor furniture. When putting food or other things on the table make sure the table top is latched or fashioned to the metal tub base.

You can add this table as a patio piece or if you have extra seating add this table and a few chairs elsewhere in the backyard with this smart and attractive idea. Add a round rug underneath the table to add more color and style to your patio.

Gather your family around a backyard fire pit and share stories while you roast yummy marshmallows, then go inside to your air conditioning. Remember to always be careful with flames in your backyard, make sure no matter how you build your fire pit that it isn’t close enough to your house or to any trees or other things made of wood. 11 Ways to Reduce Your North Texas Electricity Bill This Summer

Reduce North Texas Electricity Bill  This Summer

Reduce North Texas Electricity Bill
Reduce North Texas Electricity Bill

Reduce North Texas Electricity Bill During this time of year North Texans all know that the summer heat can be brutal and according to the Electric Reliability Council of Texas summer temperatures in the North Texas area could rise as much as 1 degree this summer. The most taxing of the season is the how it can effect your home’s electricity bill. So in order to ensure a cost effective reduction in your bill this year, we thought we’d share a few tips to keep you cooled down and save a few bucks while doing it.

11. BLOCK UP CRACKS

Think about using caulk to seal up any cracks around doors and windows. It is easy for the heat to leak through any gap that you may not be aware of. Check your doors and make sure there is no air traveling through the top, sides, and bottom when the door or window is closed. If you feel air or see sunshine streaming through you might need a new door/window or new weather stripping or some other way to stop the air from leaking. You can use weather stripping, caulk, or foam to fill in any of these gaps and stop the loss of cool air.

10. MINIMIZE OVEN USE

So this one’s kind of hit or miss but could still be a good tip when trying to save on your bill this summer. Using the oven, just like the dryer, can create heat around the home. Try to use the oven less or prepare meals that are no-cook and made of only fresh ingredients. Alternatively instead cooking with an oven you could use a slow-cooker. With a little research, there are plenty of alternatives to a hot cooked meal, the website Cooking Light provides a bunch of healthy no-cook recipes and healthy slow-cooker recipes.

9. TURN OFF THE LIGHTS

This one is most likely the easiest one to remember. When you aren’t in the home or in a room being occupied turn off those lights. This tip is the most commonly known one and helpful, to say the least. So when you are remembering to unplug those unused devices remember to do the same with the lights. During the day you can rely more on the natural light shining through your windows and perhaps at night, you try some candlelight dinners which could be an added bonus for your significant other.

If you absolutely must leave the lights on consider using energy efficient light bulbs, LED light bulbs, or having a motion activated light switch installed in the main rooms where you need daytime lighting.

8. HANG OUT THE LAUNDRY

Okay so this one might be a Little House on the Prairie move but let’s just give it a good food for thought when you do your next load of laundry. Whichever way your laundry room is set up, the heat from those dryers can be awful to some plus one of the biggest energy suckers in your home. So with that being said try hanging your clothes outside to dry and give that Mr. sun a chance to be work with you instead of against you. Plus, the sun is a natural benefit for bleaching out those stains in whites and towels.

7. CLOSE DOORS AND VENTS

You might have seen your grandparents do this growing up, going around the house closing off doors and room vents. This is an effective technique to cheaply and easily reduce the cost of cooling and even heating your home. As it gets warmer identify rooms that are rarely used in the house, such as a den or guest bedroom, go into these rooms and close the lever on the room vent and then keep the door shut. The room(s) you do this to should stop getting cool air from your central ac and begin to warm up. Close the doors to keep the warm air in that room from drifting into the rest of the house. This is possibly the cheapest and easiest trick to for saving money on energy in the Texas Summer.

6. INSTALL ENERGY EFFICIENT WINDOWS AND TREATMENTS

Energy efficient windows are not only decorative but can save on energy. Carefully selected window treatments can save energy and cost on your bill. If you aren’t looking to splurge on windows check out some alternatives that can do the job just as well. You could buy some heavy clear vinyl and attach it to the inside of the window frame. This could create a good air seal that won’t dent your wallet.

Summertime is the ideal time to get those AC’s inspected. Inspectors can ensure your air conditioning is lead-free and working smoothly when you really need it during those 100 degree temperatures.

Following an AC inspection, it’s probably best you check those air conditioning filters too. Those things can get dirty quickly overtime, so monthly inspections are a must.

4. USE THE CEILING FAN

Stay cool by using those reliable ceiling fans. The heat can be unbearable during summer but if you find the right spots in your home and have all the blinds shut you are sure to keep at a refreshing temperature. 3. UNPLUG DEVICES

With everyone’s busy schedules remembering to unplug devices that are not being used in the home can be overlooked. However, if you get into a habit of unplugging these devices it could help that electric bill in the long run. So the next time you’re turning off your laptop make sure to unplug it as well! This routine can cut back those high bills you normally get during this time of year. If the remembering part gets too overwhelming, consider purchasing a Smart Strip that will automatically cut power when devices don’t need it.

2. INVEST IN SMART VENTS

In 2014 Keen Home began building the first connected smart vents. While other IoT home appliances have been popping up to tackle your refrigerator, oven, and thermostat – Keen wanted to start with the common household vent. Smart Vents work by controlling the flow of hot/cold air on a room by room basis. This not only helps improve the comfort level in each room but reduces overall energy use leading to lower electricity bills. Each Keen Smart Vent runs about $85-$90

6 Signs It’s Time for a Home Remodel

6 Signs It’s Time for a Home Remodel

6 Signs It’s Time To Remodel Your Dallas Home!

Homeowners find themselves asking this question desiring a clear yes or no answer when many times there is none. However, if you listen closely, the walls of your home could be shouting the answer to you already. Here are 6 signs that your home is longing for remodeling services.

1. You want a change, but don’t want to move

There are two types of home renovation clients: those who intend to sell their homes (see #6) and those who love their homes but desire a change or upgrade. The latter type of client does not want to move out 36of their home because of location, comfort, schools, jobs, and/or sentimental value. The best way to upgrade a home that you already love is home remodeling. This can include a kitchen remodel, bathroom remodel, exterior home remodel, or just general home improvement.

If you fall under this category, it may be difficult to know where to start. Consulting with a home remodeling company is the first step on the path of upgrading your home. They will schedule a walk-through of your home during which they can tell you exactly what your home needs to reach its potential. You can both exchange your home remodeling ideas and decide on a timeline of completion for each project. A home remodeling contractor will also be able to help you set a reasonable budget for the entire job.

2. Your home feels too crowded

Are you expecting another child? Is a family member moving in? Do you feel like your home bursting at the seams? Chances are, your family has outgrown your home. Before you start house hunting for a bigger place, consider the option of expanding your current home. Depending on the amount of space you need, knocking down a few walls to open up the living room, attaching a new bedroom, or adding a complete second story to your home can help accommodate your growing family and changing circumstances. Ask a Dallas remodeling company for an estimate.

 3. Your home feels empty

On the opposite end of the spectrum is the family home that has raised young children, watched them grow into adults, and has now sent them off to college. Initially, a house can feel bare after the youngest has moved out; but it doesn’t have to.

For many parents, this is one of the first steps into a new phase of life – retirement. For years, your home has accommodated your growing children at every stage of their lives. You’ve watched your list of home improvement ideas move lower and lower on your list of priorities. Now is the perfect chance to turn your house into the dream home you have always wanted. Whether it’s an office suite, a painting room on the porch, or a state-of-the-art theatre room upstairs, a home remodel can transform your “empty nest” into a relaxing resort that is your favorite “staycation” spot.

4. Your home is a blast from the past

If your home is still covered in floral, pistachio-colored wallpaper or thick shag carpet, your home is a few decades out of date. Just because you purchased your home with these features does not mean that you have to live with them until they are back in style again (assuming that will ever happen). With a few remodeling ideas and suggestions from a general contractor, you can move your home out of the 40s/50s/60s/70s/80s and into the 21stcentury.

Does your home look dated from the outside as well? Exterior renovations can restore your home’s curb appeal.

 5. Your home’s infrastructure needs remodeling

Although many home renovation project ideas are born for cosmetic purposes, there are cases in which a house remodel is necessary for the structure of the home. Cases like rusty plumbing, poor electrical wiring, or foundation problems pose a safety risk for your home and family and must be addressed by a remodeling contractor as soon as possible.

Although an infrastructure remodels is less exciting than a cosmetic one, it’s actually a great opportunity to cross off your decorative renovations as well. Scheduling them concurrently will be much more cost effective than doing them separately. Plus, with home remodeling contractors in your home already, it just makes sense to “hit two birds with one stone”.

 6. You want to sell your home

If you plan on moving, prepping your current home to sell takes more than just a simple call to a real estate agent. A kitchen remodelingbathroom remodel, room addition, home exterior remodel, and/or just a few simple enhancements are often necessary before putting the house on the market. Since you will be moving to a new home in the near future, you have probably grown unattached to your current home, which can make it difficult to find inspiration or excitement in the renovation process. However, a remodeling company will be able to give you great tips on the projects that will boost the value of your home to attract buyers that are willing to pay top dollar.
