First of all, let us tell you that if you have enough time, money, and energy to spend the possibilities are endless, and you can choose whoever you want. If you think your time is precious and you value your hard-earned money, you should really plan ahead.

Start with listing all the things you want to change in your home. We suggested going room-by-room, starting with your kitchen or bathroom and create a detailed list of things you wished to change. If your kitchen lack storage space, you should have it on your list. We even suggest counting your cabinets and storage spaces to have a better understanding of the design plan later on when working with your interior designer.

Everything you desire to change should be on that list. The more specific you’ll get, the more accurate your budget will be.

#2: Let’s talk finance, shall we?

We all saw Fixer Upper in Waco and were given the impression we can have a fully renovated home with custom cabinets and a lavish master bathroom for $50K. Well, sorry to dissolve that dream… it can happen only on television. If you are to hire an interior designer and general contractor to manage all teams together, pull permits and buy quality materials you will spend a lot more.

Think about the amount of money you are willing to invest in your home. When you do so, make sure you are not exceeding the market around you, and you know Dallas’s home market has a large variety to work with.

Be realistic about your budget. If you want to refresh the whole house your starting budget should be around $150K. If you expect electrical work to be done, and possibly plumbing, you should be working with certified professionals to pull permits and go through inspection.
In that case, we will recommend to increase your budget an additional $70K and above to complete your home renovation. [Note: those numbers are relevant for home improvement and remodeling in Dallas, Tx and may vary for projects in other states].

Editor’s Note: When you interview your design build firm or contractor, make sure you have a payment plan that won’t stress you out. A contractor that requires full payment in advance should raise a red flag.

#3: Finding your soulmate (AKA your general contractor, design build or remodeler)

Your design-build firm/remodeling company will be at your house over a significant period of time moreover you should feel comfortable with their presence and rely on them to be respectful of your home, and your personal belongings. You should trust your contractor.

When beginning the process of interviewing potential home remodelers or design-build firms, you should learn about their liability and insurance, permit policy, learn about their labor warranty, and payment plans. Make sure to ask relevant questions about their design team and project managers. Furthermore, be assured that the chosen general contractor/design-build firm is capable to take on your home improvement project and they know how to handle your remodel scope of work. Review closely the contract you are required to sign on and make a note to yourself in case there is something that needs clarification.

#4: Design. Interior Design.

Since we have completed a bunch of multiple projects and have had the opportunity to meet numerous clients, we can tell you one thing. If it is NOT functional, it does not worth your efforts nor the investment you are intending to put towards that upgrade.

Real life example: You are begging for beautiful 24 X 24 white porcelain flooring tiles, you should be minded to the appearance of dirt that shown on sleek tiles so you have young kids or pets and you don’t own a cleaning company, then you’d better skip it.

Yes, we understand you like it clean and fresh.
Trust us, watermarks combined with muddy shoes and grass are anything but clean, nor fresh.

We recommend our clients to keep the floorplan in mind. When you plan your kitchen or bathroom remodel, acknowledge discomfort and pain points you have been experienced in your existing room layout and express it to your designer. They should be able to come up with a better flow for your floorplan and lighting plan.

When you meet up with your assigned designer, make sure to create the full picture for them (not that one you’ve been fantasizing on, the real deal!). Point out all the pain points, all the things that you think that can make your life easier, all the perfect kitchen photos you have been saving on Pinterest in the past 3 years… The designer should deliver a fresh layout and design that hopefully has all your needs & wants.

What workmanship warranties do not cover are materials or appliances that fail on their own. Those are covered by the manufacturer’s warranty. Radiant Floor Heating

The two general types of radiant floor heating are electric and hydronic. These two types of systems can be further categorized by the installation method used. There are two different types of installation. Those that use the large thermal mass of concrete slab floor or lightweight concrete over wood are called “wet” installations. Those that are installed either between plywood subfloor or attaches tubing under the finished floor is called “dry” installation.

Electric Floor Systems

Electric systems consist of electric cables built into the floor. These systems cover the wires with electrically conductive plastic mats mounted on the subfloor below the finished tile or hardwood floor. If the floor’s thermal mass is large enough, the heat stored in the slab will keep a home comfortable for eight to ten hours with only minimal electrical use. Wall and ceiling mounted radiant panels are typically made of aluminum and can be either electrical or hydronic. Hydronic systems for homes can raise concerns about leaking with some homeowners. Most commercially available panels are electric.

Ceramic and porcelain tiles both are kiln-fired at very high temperatures to ensure hardness, but they are made from slightly different materials. Ceramic tiles are usually made of white or red clay and typically have a glaze finish that gives the tile its color and pattern. Porcelain tiles are made of white clay in what is called a “dust pressed method,” which provides a much denser tile.

The big difference when it comes to ceramic vs. porcelain tile is in its water absorption, as defined by the Tile Council of North America. Porcelain tiles absorb less than 0.5 percent of water, while ceramic tiles absorb more than 0.5 percent water. For this reason, porcelain tile is often the preferred choice for areas with high exposure to water — like a master bath.

However, if you are looking for top marks on strength, porcelain has the edge. When shopping for a porcelain tile, be mindful of the PEI or Porcelain Enamel Institute ratings, which will tell you the proper use of specific tiles. Based on a scale of zero to five, a score of zero means it’s for wall use only. Class one and two are for very low and low foot traffic, respectively, which makes them OK for bathrooms in most houses. Class three is for moderate traffic like in kitchens, while classes four and five are for the heaviest foot traffic, like mudrooms and restaurant flooring.


Consider the cost

For some, the price is no object when it comes to the bathroom of their dreams. For others, there are things that top the priority list and others that are less important. If tile is not your passion, choosing a less expensive option could be a way to trim a bit of the cost for use on other luxury items. In general, ceramic tile is less expensive than porcelain, at less than $5 per square foot for the top-end products. You can still find beautiful, durable, high-quality ceramic tile that works well in a bathroom setting at a cost that’s less than top-quality porcelain tile, which is usually $6 per square foot or more. This concept is known as “Single Point of Accountability.” Single Point of Accountability requires you to deal with one and only one entity. Your design-builder representative is present at every meeting and is the channel for all communication. Where design and building are split between designer and separate builder, there are multiple points of responsibility, and in the event of a misunderstanding or dispute, you may end up becoming the mediator between the designer’s plan and the builder’s implementation — a role for which you are ordinarily not well prepared.

Because design and construction are overlapped, and bidding periods and redesign time are eliminated, total design and construction time can be significantly reduced. Because design-build is a fully integrated process, your administrative burden is much reduced. You are not required to coordinate and arbitrate between separate design and construction providers. This reduces the inevitable stress of remodeling and permits you to focus on what is needed to speed the project to completion, like making the timely decisions that are certain to be necessary at various points in the construction process.

Accurate Project Estimating

Firmer cost estimates are known far earlier in the process. The design-builder can be estimating construction costs at the same time he is formulating the concept designs. In fact, they must have a good idea of these costs, because a big part of a preliminary design is trading off features to reduce costs. This gives you an early opportunity for a “go, no go” decision. If the project is proving unaffordable, it can be scrapped or radically redesigned before proceeding to the much more expensive working drawing phase. Before bids can be let, the final construction blueprints must be drafted. So the process is much further along before firm cost figures are available.

Design Build Reduces Errors

When the design has an error, it will be caught in the construction stage, but often not soon enough to be fixed inexpensively. For example, the architect has specified a 30″ cabinet where only a 24″ cabinet can fit. The builder has ordered the cabinet based on the specifications but comes time to install it, the mistake is discovered — it won’t fit. Not only is the right cabinet going to have to be reordered, but also there is no refund on the wrong cabinet (after all the cabinet maker made the cabinet he was instructed to make), and there is going to be a time delay until the right cabinet arrives. Now the finger pointing starts. The builder says the designer should not have made the mistake. The architect says the builder should have remeasured before he ordered the cabinets, and could have caught the mistake early on. You, caught in the middle, usually end up paying most of the cost of the error. With design-build, the great majority of such errors are caught very early, so they don’t slow down the construction, and any errors that do occur in the design or building process are solely the responsibility of the design-build team. The design-builder pays for errors, not you.

Base your design around the clothing you own. For example, folded sweaters and shirts will need between 9 and 15 inches of linear space; coats can require 68 inches of vertical space, pants and jeans need 50 inches of vertical space and skirts can require 45 inches.

  • Figure Out How Many Double and Single-Hang Sections You’ll Need – to maximize storage in your walk-in closet, take inventory of how many long dresses, winter coats and jackets you own to determine single space needs. Then look at skirts, shirts, pants, blouses, and slacks to make sure you have enough double hung space.
  • Think About The Corners! – Corners are tough. They can be utilized for additional storage with proper planning. Corner shelves can help you to use this space. Consider hanging ties or handbags, or even store suitcases. When you’re investing in your closet, you want to utilize every possible inch of space. Don’t forget the corners!
  • If You’re Converting A Spare Room, Consider an Island – If you have enough room, an island can be an excellent addition to your walk-in closet. Ideally, you’ll need 36 inches of space on each side of the island, but you can get by with as little as 24. The more clearance space you have, the more functional you can make your island. With 36 inches of walk around space, you can include pull out drawers which can house sweaters, delicates, jewelry or more.
  • Don’t Forget the Cubbies – Cubbies are an excellent addition that can house sweaters, shoes, handbags, and other items. If you have lots of boots, remember to include taller cubbies on the bottom to accommodate storage.
  • Think About Fun Functional Additions When Planning – Benches, dressing tables and makeup mirrors, specialized storage, a full-length dressing mirror and other functional touches can personalize add a level of luxury to your space. Don’t forget proper lighting, ventilation, and decorative touches like art or hidden speakers for your enjoyment.

Unless you’re planning a master suite addition, proximity is important. While technically you can put your walk-in closet in any unused or unusual space, like the attic, your first choice should be to keep it attached to the master bedroom.

Granite’s cost can vary widely with a common variety like Ubatuba being more affordable than the more exotic Labradorite.


While granite is the most popular natural stone, it’s not your only choice. We rarely use solid surface materials in our kitchen designs, but they are ideal for laundry rooms where value and practicality are important.


A hot trend a few years ago, concrete countertops are at home in a contemporary or industrial design. They can be customized with pigment, stained, acid washed, and polished. It can also be delivered with several different finishes including trowel finished,  exposed aggregate or pressed with a tool that replicates marble like veining. Concrete requires upkeep and needs careful maintenance. A sponge left on the surface can leave a stain, acidic liquids can etch the surface, and sudden temperature changes can cause warping or curling. It also needs to be sealed four times a year, and paste wax should be applied every couple of months.


Wood is a traditional material that can warm up your kitchen. Wooden kitchen countertops like maple or butcher block are easy to clean, and small scratches can easily be sanded out. Water can be a problem, so you will need to oil them frequently to keep the surface sealed.

The best option is to try to see and touch the surfaces in person before you make a final decision. Work with a designer and discuss your options. Leather Finish Countertop


Marble needs periodic sealing for best performance, but it’s not foolproof. If you choose a honed finish, etch marks can be well hidden and can usually be removed by lightly scrubbing with Comet paste using a Scotch-Brite pad. If it’s a polished surface, professional care is recommended.

Marble is also prone to staining, but it can often be removed using an alkaline poultice that gradually pulls the stain out of the stone as it dries. Any of these applications will also strip the sealer so, after any intense cleaning, sealer must be reapplied. In cases of severe damage, marble can often be sanded down or polished to return it to like new condition.
