What To Look For In A Home Remodeling Warranty

What To Know About Your Design-Build Firms Home Remodeling Warranty

For many homeowners considering a remodeling project, their decision is often based on factors like cost, references and project history. For your next project, when vetting potential contractors, consider examining the warranty they offer as a part of your decision making process. Often, the warranty alone can point you toward the best choice for your remodeling project.

Think about it. What does an insufficient warranty say about the company behind it? Contractors that are constantly returning to a job site to fix faulty construction typically don’t offer extended warranties on their projects. A remodeling company that offers a warranty that is longer than required by state law, shows that they stand behind their workmanship. Choosing the less expensive company, with the shorter warranty may save you money up front, but in the long run, it will cost you more to hire a second firm to come in and fix their work after the warranty is up.

Choosing a remodeler with an extended warranty covers you both ways. A company that offers an extended warranty typically doesn’t have to come back and fix their work, and when a problem does arise, a good home remodeling warranty protects you by guaranteeing that the problem gets solved at no additional cost to you.

Here are a few things to look for in both good and bad remodeling warranties.

Get It In Writing!

You wouldn’t proceed on a remodeling project without a written estimate and a contract with your builder. A home remodeling warranty is no different. Make sure they will stand behind their work… in writing! A “workmanship warranty” covers both work and materials, typically the contractor agrees to cover any defect, including both the labor and materials needed to correct a problem during a designated time period. Contractors expect to have to return to a job site for a few issues like caulking that cracks after it dries. For efficiency, they’ll often suggest that you wait long enough to create a list so they can fix everything in a single visit.

A typical workmanship warranty covers anything that was damaged due to poor workmanship, like cracks in a floor or surface that wasn’t properly installed. What workmanship warranties do not cover are materials or appliances that fail on their own. Those are covered by the manufacturer’s warranty. You may want to ask your contractor if they will provide the labor needed to remove and replace a failed appliance or fixture that is replaced by the manufacturer.

Custom Homebuilders Dallas

What Isn’t Covered in Your Home Remodeling Warranty

What work warranties generally do not cover is any damage caused by the homeowner, although it is still worth asking your contractor to take a look if something breaks after an accident. For instance, if you knock something off of the kitchen counter and it cracks a floor tile, you might have to pay for the repair. However, by contacting your contractor, he may determine that the tile cracked because there wasn’t enough mortar used by the subcontractor. In this case, an honest contractor should take responsibility to fix the mortar and replace the tile.

If you provide your contractor with fixtures or materials for a project, they may not be willing to warrant any work required if those fixtures fail, such as water damage caused by a defective faucet that leaks.

Ultimately, your home remodeling warranty is only as reliable as your contractor. That’s why trust and reputation are important when making your choice. In addition, having a solid well written contract, confirming that they carry the proper licensing, and are insured and bonded is important. A reliable contractor will have no problem providing you with references from past clients. Make sure you ask for, receive and contact several references before signing any contract.

Types of Radiant Heating For A Dallas Home Remodeling Project

Choosing Radiant Heating For Your Dallas Home Remodel

Sometimes it is the unseen elements in a home remodel that take the design from excellent to extraordinary. When winter comes around, there is nothing quite as luxurious as walking into a bathroom or kitchen in bare feet and feeling the warmth of a radiant heating system.

There are some options for adding the luxury of radiant heating to your home. Systems are available that supply heat to walls as well as floors. A radiant heat system relies on radiant heat transfer – it delivers heat directly to the room via infrared radiation. It is the same principle that allows you to feel the heat from a hot stovetop from across the room.

Looking for home remodeling and design ideas? Click Here!

The Advantages of Radiant Heating

Radiant heating offers homeowners some advantages. It is more effective than baseboard heating and almost always more efficient than forced-hot-air because it eliminated heat loss through ductwork. For homeowners with allergies, radiant heating is perfect because it doesn’t distribute allergens like forced hot air, plus there’s never any expense for filter replacement.

Hydronic systems (liquid-based systems) use little electricity which is a benefit for homeowners off the grid or in areas with high electricity costs. Hydronic systems use a variety of energy sources to heat the liquid including standard gas or oil furnaces, wood-fired boilers, solar water heaters or any combination.

Radiant floor heat relies on the concept of convection. This is the natural circulation of heat within the room as the air warmed by the floor rises. Radiant floor systems are very different than the radiant panels used on walls. Let’s look at each of these options.

Radiant Floor Heating

The two general types of radiant floor heating are electric and hydronic. These two types of systems can be further categorized by the installation method used. There are two different types of installation. Those that use the large thermal mass of concrete slab floor or lightweight concrete over wood are called “wet” installations. Those that are installed either between plywood subfloor or attaches tubing under the finished floor is called “dry” installation.

under flooring heating home remodeling dallas

Let’s explore each of these systems a little more in depth.

Electric Floor Systems

Electric systems consist of electric cables built into the floor. These systems cover the wires with electrically conductive plastic mats mounted on the subfloor below the finished tile or hardwood floor. Electrical costs can be high in certain areas, and as a result, electric radiant floors are most efficient if there is significant thermal mass, like a thick concrete slab. If the floor’s thermal mass is large enough, the heat stored in the slab will keep a home comfortable for eight to ten hours with only minimal electrical use. Electric radiant floors are also an excellent choice for a home addition where it is impractical or cost prohibitive to extend the heating system into the new space.

Hydronic Floor Systems

Hydronic systems are the most popular and cost-effective choice. Hydronic radiant heating systems pump heated water through tubing laid under the floor. In some systems control of the flow can be controlled using zoning valves and thermostats to regulate room temperature. The cost of installation can vary depending on the size and location of your home, the floor covering and labor.

Floor Coverings

Ceramic tile or natural stone is the most common and effective floor coverings to use with a radiant heat system. It can be used with vinyl, linoleum, carpeting or wood, but if the floor covering insulates the floor from the room, radiant heat efficiency is decreased.

Radiant Panels

Wall and ceiling mounted radiant panels are typically made of aluminum and can be either electrical or hydronic. Hydronic systems for homes can raise concerns about leaking with some homeowners. Most commercially available panels are electric.

Like any form of electric heat, panels can be expensive to operate but can be an excellent source of heating in areas that don’t experience extended periods of cold weather, like Dallas. They can provide supplemental heat in some rooms, can be used to heat an addition when extended the existing heating system can be impractical or not cost effective.

Panel systems have the fastest response time of any heating system, and panels can be individually controlled for each room. These features can make them extremely cost and energy efficient compared to other systems. When entering a room, you can increase the temperature setting and be comfortable within minutes.

Radiant heating can be a luxurious addition to your home remodeling project. Imagin never having to step on a cold kitchen or bathroom floor again. Using heat panels throughout your home can create comfort zones that can be adjusted as needed and can be efficient to operate both environmentally and financially. If you’re looking for a solution to supplement your existing heat, or need to add heat to a space in your home, but have been prevented by the cost of extending your system, consider installing a radiant heat system.

Choosing a Range Hood That Looks Fantastic And Works Even Better

Choosing a Range Hood For A Kitchen Remodeling Project

Over-the-range hoods are a stylish and practical feature for the home cook’s kitchen. Because of the popularity of this feature, and the various makes and models, adding a professional range hood to your kitchen is more accessible than ever.

If you consider your next kitchen remodeling in Dallas, Tx, Click Here to see our kitchen remodeling designs and ideas!

Top Kitchen Remodeling Ideas

Why do you need a range hood?

Range hoods prevent your home from being overwhelmed by odors and grease from the cooking you do each day. Cooking foods like lamb chops, bacon and even a slow-simmering sauce, yield odors and grease into the air that stick to walls, art, furniture and other fabrics. One way to draw these fumes outside of the kitchen and away from areas you’d like to keep smelling fresh is a range hood. Because this feature involves ductwork and venting, there are often regulations and building requirements when it comes to installing range hoods. Our designers have ample experience in kitchen design and know the requirements in the Dallas Fort Worth area. If your planning a kitchen remodel (read more about our kitchen remodeling in Dallas, Tx), give us a call to find out how these rules apply in your town (800)-371-8970 or Click Here to submit your details and we’ll contact you.

Right-sizing a range hood

There are basic rules of thumb to pair the cooktop’s energy production with the hood’s oil- and grease-sucking power. For every 100 Btu, you need 1 cfm of ventilation power. For example, a professional-grade range with 90,000 Btu would require a range hood that has 900 cfm.  The recommended cfm reflects what is needed to properly vent the cooktop burners, so if your cooktop includes an indoor grilling component, you should choose a hood with more power.
When it comes to the physical size of the unit, it should be larger than the cooktop area, especially if you are looking at professional-grade ranges. If you are going to the effort to install a professional range hood, don’t skimp. In this case, going bigger is better.

Venting

Many kitchens opt for a duct-free range hood installed under the cabinets. These include a fan, typically with two speed, that draw fumes from the range through a filter and back into the kitchen. These units do little to reduce smoke or odors and we do not recommend this style for regular home cooks.

painted-or-stained-custom-cabinet-remodel-dallas
remodel-dallas

Proper kitchen ventilation requires ductwork that draws fumes and odors outside of the home.  Depending on the location of your range, you have some choices as to how this is done. Ductwork can be routed through a chase, soffit or chimney. If the range is located on an exterior wall, ductwork can be installed to vent to the outside directly behind the range hood. Island hoods can be vented through ductwork in the ceiling.

A downdraft hood is another option, which aims to remove the smoke and fumes through an exhaust system on the floor. As most people know, heat rises and there’s little evidence these units are as effective as they claim. For that reason, we do not recommend this kind of product.

All-in-one or insert and shell?

Here comes the fun part. Choosing the type of range hood will determine the exterior look. Do you envision a classic stainless steel or a dramatic shell? Your decision could impact the kind of range hood you buy.

There are two kinds of range hoods. The all-in-one hood comes with the blower fan and outer shell built together. These typically have a classic kitchen look, made of durable and attractive materials like stainless steel. Insert and shell allows customers to choose the interior blower components with the shell they want separately. This is handy for homeowners who want extra power, but also have a specific shell in mind. Typically, companies that produce insert and shell models are higher-end products, giving homeowners even more options. Manufacturers like Broan, Zephyr, Viking and Wolf offer high-end professional grade products that are both highly functional and stylish.

The Pros and Cons Of Soapstone Countertops in a Kitchen Remodel

Soapstone countertops are beautiful but are they right for you?

There was a time when granite countertops ruled the day, but as tastes change and trends emerge, homeowners often look to other materials to give their kitchen a beautiful and unique look. Soapstone countertops are a high-quality choice for the homeowner looking for a high-end kitchen remodel. Durable, impervious to stains and bacteria, and beautiful to look at, soapstone fits well with any kitchen style and design. At Joseph & Berry, we’ve seen some beautiful kitchen designs incorporate soapstone in the Dallas area. Our in-house project managers are well-versed in using the material and can answer your questions on this attractive countertop option.

About soapstone countertops

Soapstone is a steatite stone that consists fo the minerals chlorite, magnesite and dolomite. Most of the varieties of soapstone contain a considerable amount of talc which gives it a milky or powdery look and feel to the stone. For centuries, it has been used in architecture and by sculptors for its workability and durability. While its soft enough to work with, it is durable enough for fireplaces and kitchen uses.

Soapstone has emerged as a high-end choice for countertops because of its unique properties. It is not affected by chemicals. Soapstone has a soft feel, yet stands up great to heat, so there’s no need to worry about finding a trivet for a pot or baking dish fresh from the oven. It is very dense with light veining similar to marble. Its density protects against stains and bacteria, and the gray color compliments many different kitchen styles. Looking for kitchen inspiration? Click Here

A timeless choice

In parts of the country where older homes are more familiar, it’s not unusual to find a soapstone sink from the 1800s still in use. Soapstone countertops will last a lifetime. The color is complementary to a variety of cabinet finishes and room colors and can be found in both traditional, country and modern style kitchens. For those looking for a timeless look that will stand up to years of cooking and washing, soapstone is a great choice.

Caring for soapstone countertops

While soapstone countertops are durable, it will scratch. When scratching does occur, a light sanding will make the scratches disappear. Keeping the countertop well-oiled will provide extra protection against scratching and discoloration. This wear is often questioned by homeowners, but once they have it in their home, find it adds character to the kitchen.

Other issues

A well-oiled soapstone countertop will darken from gray to a charcoal gray or even black over time. For some, this shift in color does not fit with their aesthetic. While durable, it is susceptible to scratching chipping and gouging. These imperfections can be repaired, but for some, this could be a bit more maintenance than they’re looking for. The color can also be a limitation. It can vary from light gray to black often with a slight green hue. Those looking for a pink or brown accents will not find it here.

For those interested in sustainability, soapstone is not a material that can be locally sourced. Once found in Vermont and the hill of Appalachia, most soapstone is mined in Brazil today, meaning significant travel from source to your home. However, we’ve seen stone sourced from around the world, and having a beautiful slab from afar can also be a significant selling point.

Freestanding VS Built-In Appliances Best for a Kitchen Remodel

Choosing Between Freestanding or Built-in Appliances for a Remodel

Today’s sleek and stylish kitchens often utilize built-in appliances. This style of an appliance is part of the permanent construction of the kitchen and creates a seamless look within the cabinetry. Built-in appliances are not only aesthetically pleasing; they add value to a home. At Joseph & Berry, we find they are a popular choice in the Dallas-Fort Worth area, and our professional design team has used them frequently in creating both modern and traditional designs. Here are some things to consider when shopping for built-in appliances.

Full granite backsplash in this modern kitchen remodeling by Joseph & Berry

What makes it a built-in appliance?

For many years, free-standing appliances were the common choice for home kitchens. These appliances are entirely transportable and interchangeable, making it easy for homeowners to move them to a new area, as they are not attached or are superficially attached to the end of a counter or on its own, like a stand-alone refrigerator.

Slide-in appliances are commonly found today. A space for a range or refrigerator is built into the cabinetry, and the appliance slides in. This allows for more of the transportability of a freestanding appliance with a look more in line with a built-in.

Built-in appliances are fixed into place. A wall oven, microwave above the range, or stovetop installed into a countertop are all built-ins. More recently, building refrigerators and other appliances into the cabinetry have increased in popularity.

Best uses for built-in appliances

Dishwashers, ranges, and ovens should always be built-ins for a simple and consistent kitchen design. Microwaves are also a good choice because it frees up valuable counter space. Smaller appliances not traditionally built-in can also keep a kitchen looking neat and tidy if properly installed within the design. Here are some recent trends that Joseph & Berry designers have seen in recent kitchen remodels.

Coffee makers are a must for most households and also take up counter space. For those looking for as sleek a kitchen as possible, a built-in coffee maker, or coffee maker/espresso machine combo, might be a good choice. For the serious home chef, having a blender/food processor unit installed into the countertop is a convenient tool. Pitchers and containers can be attached to the blending mechanism for quick prep and fewer machines in your cabinets.

The microwave is moving from above the range to below the countertop. Some homeowners are opting for a microwave built in below the counter or within a drawer that slides out for use and then returns out of site. Another quick cooking tool is the warming drawer. The size of a standard drawer, this below the counter tool can keep food warm while your guests arrive, or while waiting for teens to get home from after-school activities.

Look for the microwave drawer! Can’t see it? Means we did a good job! 🙂

Before you go all built-in appliances

Before you decide on a kitchen full of built-in appliances, here are a few things to consider. Free-standing and slide-in appliances are often more affordable and are easy to move in the event of a repair. Typically, they are found in standard sizes and can be easily replaced if you decide down the road for a different style.

There are significant benefits to the built-in appliance. They are fully integrated into the kitchen, giving homeowners a dream look. They are also more customizable, coming in a wide range of sizes, depths, and colors. We’ve also seen that built-in appliances last longer than free-standing options.

If you have questions about built-in appliances, please contact us. Joseph & Berry is one of the few custom remodelers specializing in high-end construction.  Every project has project manager on-site and our designers are always available to discuss your custom options.

What To Know About Choosing Kitchen Pendants for Island Lighting

Remodeling Advice on Kitchen Pendants for Lighting an Island

With the growing trends of kitchen islands and open concept floor plans, pendant lighting has become a popular choice for homeowners when renovating their kitchens. As the kitchen’s role has changed from a place to prepare meals, into an interior focal point and gathering spot, kitchen pendants can help to define your space, provide comfortable lighting and offer a dramatic visual impact that can establish your home’s decor.

A kitchen lighting plan consists of several different types of lighting, each with its own purpose. Task lighting is placed in work areas to provide adequate illumination. Decorative lighting includes the chandelier over the eat-in-kitchen table, ambient lighting, for example, under cabinet lighting and accent lighting to highlight elements of the room are all included in a complete lighting plan.

In the kitchen pendants are multi-functional. They can work as task lighting. They can also provide ambient lighting and set a mood when controlled by a dimmer switch. Today, you have a wide variety of attractive designer kitchen pendants that can also function as decorative lighting and help to define your space when used in an open concept home.

Island light fixture – By Joseph & Berry remodel-dallas

Here’s how to choose the perfect kitchen pendants for your kitchen renovation.

Three Tips For Choosing the Perfect Kitchen Pendants

With the wide variety of choices available today, you need to define your needs regarding both form and function. Before you begin shopping:

  • Assess your current decor – Begin by visualizing your space and create a picture of what you’d like to achieve. Modern pendants in a traditional kitchen won’t always work. Look for lights that fit your style, home’s décor and the statement you’re looking to make. Dark colors are easier to clean than lighter ones and remember the size should be proportionate to the room and number of pendants you use.
  • Determine how many lights you’ll need – For space over 4 feet use multiple pendants. 60-75 watts are recommended for every 20 inches of counter space. When hanging lights stick to the “rule of three.”. An odd number of fixtures provides a sense of balance and visual appeal. Of course, if three lights are too few and five is too many, even numbers are ok for practical reasons.
  • How high should you hang them? – The light should be close enough to adequately light the space while providing an unobstructed view both when sitting and standing. As a general rule, this means anywhere from 28 to 38 inches above the table or island. If they are going to hand freely, they should be at least 72 inches from the floor.

Picking Your Fixtures

First, you need to define your needs. Do you need to light a work area or are you looking to set a mood? You can combine functions by placing your lights on a dimmer switch. They can function as task lighting when needed, and adjusted to provide mood lighting when desired.

You have several choices when it comes to both function and design. Low voltage pendants use a smaller bulb and can save on space. They also offer the benefit of being considerably less expensive than full-sized kitchen pendants. If you are seeking task lighting, the low voltage might not be for you. Low voltage pendants are more atmospheric or decorative.

You also have choices in lighting shades. Translucent shades filter light. This means that along with casting light downwards (or upwards) they also “glow.” If you are seeking more directed light, solid shades focus the light better.

LED lighting is a growing trend and may be an excellent choice for homeowners who are looking to add a pop of color to their lighting. LED lighting provides more vivid color, more color options, are extremely energy efficient and stay cool to the touch.

There are three basic types of pendant lighting that offer a significant amount of design flexibility. Downward facing shades can direct light to an area and are excellent as task lighting. Inverted pendants focus the light upwards and can make a beautiful design statement as ambient lighting. And finally, mini-pendants which are a smaller version are more ornamental.

Pendants lights are a perfect addition to any kitchen lighting plan. If you define your needs and consider your space and décor, with a little research, you can pick the perfect kitchen pendants for your remodeling project! If you’re not sure what to choose, speak with your kitchen designer or design-build firm. They can help direct you to the perfect choice for your new dream kitchen!

If you live in the Dallas/Fort Worth Metroplex and you’re planning a kitchen renovation, give the professionals at Joseph & Berry a call! We’re here to help you design a home that will meet your needs for years to come.

Kitchen Remodeling & Marble Counter tops, Style & Care Guide

Kitchen Remodeling & Marble Countertops, Style & Care Guide

From the time of ancient civilizations marble has been the luxurious choice of royalty. Today, when it comes to selecting a beautiful natural stone for your kitchen countertop, marble countertops remain the top choice for many homeowners.
Kitchen Remodeling & Marble Countertops, Style & Care Guide just call us now to schedule your free consultation meeting :(800) 371-8970

Marble comes in a wide variety of colors and patterns depending on the species and the cut. Nothing is as white in nature as natural marble. It offers a unique color and veining, unlike any other natural stone.

But there are factors to consider. Marble is not a perfect product. That being said, if you take some care, choose carefully and know what to expect, your marble countertops can offer a lifetime of beauty and functionality.

Let’s explore the world of marble countertops for your kitchen, from the different styles available to tips for caring for your luxurious new kitchen countertops.

VARIETIES AVAILABLE

For most people, when thinking about marble, their first thoughts go immediately to creamy white stone with sophisticated natural veining. The fact is there are hundreds of colored varieties available, in all colors including taupe, green, gold, red and black.

While the popular products from Carrara, Italy are incredibly dense and non-porous, marble is a nonfoliated metamorphic rock that is composed of calcium carbonate (the same ingredient used in over-the-counter antacids) or magnesium carbonate. Both of these elements react with acids like vinegar or lemon juice.

Acid on marble can cause etching, a reaction between the acid and the calcium in marble. Even after sealing, etching can happen. That’s why understanding how to care for your marble countertop is important.

On colored marble surfaces, these etch marks are visible as white areas and are much more noticeable on non-white marble countertops. This is why many designers will stick to white when considering marble for the kitchen. While the Italian varieties like Statuario and Calcutta are highly prized, equally beautiful high-quality marble is available in the US including Vermont Danby and Colorado Yule and may be slightly more affordable.

SELECTING THE PERFECT SLAB FOR MARBLE COUNTERTOPS

Every slab is unique, so the best choice is to work with your designer. There’s an art to selecting the perfect slab. You need to understand where the veining is going to be located on the countertop. The best designers will artfully place the markings so that they flow almost like a painting.

A great designer will consider how the pieces fit together, the longer the slab, the better. It reduces seams and lets the natural beauty of the stone shine. If you do have seams, proper cutting book match pieces so that adjacent pieces will have a mirrored look.

VEINING

Every producer and quarry are different, but certain types of marble can be cut to accentuate unique veining patterns. Crosscut or Feuri, for example, can create slabs with an open flowering pattern, which looks random and is perfect for book matching. Vein cut or Striato slices the block the opposite way to create a linear, striped appearance.

DIFFERENT FINISH CHOICES

Technology has changed the stone cutting industry. Today, homeowners have more finish choices than ever before. Different brushing and polishing techniques can create finishes that can be described as leather, brushed or river washed. The most popular choices, however, remain polished which is glossy, and honed which is a matte finish. If you’re concerned about acid etching, a honed finish can hide etching better than a polished one.

Because of its relative softness, marble can be worked with easily. With the availability of CNC or computer controlled machining, marble edges can be artfully etched and sculpted to create beautiful edge patterns for a unique look.

Leather Finish Countertop

CARE AND MAINTENANCE

Marble needs periodic sealing for best performance, but it’s not foolproof. If you choose a honed finish, etch marks can be well hidden and can usually be removed by lightly scrubbing with Comet paste using a Scotch-Brite pad. If it’s a polished surface, professional care is recommended.

Marble is also prone to staining, but it can often be removed using an alkaline poultice that gradually pulls the stain out of the stone as it dries. Any of these applications will also strip the sealer so, after any intense cleaning, sealer must be reapplied. In cases of severe damage, marble can often be sanded down or polished to return it to like new condition.

At Joseph & Berry, we are experts in the selection and installation of luxury materials like marble countertops. Our designers can help you to choose the perfect slab, create unique, exciting designs and our team of professional installers can help you to give you the countertops you desire in your dream kitchen. If you’re planning a kitchen makeover or complete remodel, give us a call. We’re always happy to show you al of the options available to you for your dream kitchen!

How To Plan For A Master Bedroom Addition

Consider these options when remodeling your home with a master bedroom addition

Behind kitchen and bathroom remodeling, the number three most popular home improvement project is adding a master bedroom addition. A spacious master bedroom with a large modern en suite bathroom and his and her walk-in closets is the perfect way to create the dream home you want! Adding an addition to your home can not only give you the space you may need, increasing the livable space in your home can also increase its value.

Let’s look at a few steps you can take that can make the construction process run smoothly and stay within your budget.

JOT DOWN YOUR IDEAS FOR YOUR MASTER BEDROOM ADDITION

Before you even consider budget, dream a little! Picture your ideal master suite. Will it have cathedral ceilings, a walkout to the backyard or a private deck? Will your en suite have heated floors, a wall of shower heads and a standalone soaking tub? You might want a giant walk-in closet, or even his and hers walk-ins, or a quiet place to sit, relax and read with a cup of coffee. You don’t have to get technical about your needs, this is just a planning exercise.

Work with your spouse or significant other to determine what’s really important to you. Jot your ideas down on paper or your computer using Houzz Ideabooks or Pinterest, weigh your options and compromise on the perfect master suite to meet both of your needs.

SECOND STEP, SETTING YOUR BUDGET

Now it’s time to come back to reality! It’s important to set a realistic budget for your project. In fact, the budget and planning stage of your addition is probably the most important aspect of the entire project. Your budget will dictate:

  • The size of your addition
  • Materials and finish options

Budgeting is an important step, but don’t let it overwhelm you! Your design build firm can walk you through the steps of planning and budgeting for your project. It’s important to find a firm that understands your creative vision and can offer you options that can meet your aesthetic needs and still remain within your budget. Want to learn more about the design build process? Click Here

IMPORTANT CONSIDERATIONS WHEN PLANNING A MASTER BEDROOM ADDITION

As you finalize your planning and put together your budget, there are several physical factors to consider. If you are working with an architect,design-buildd firm or contractor, they can help. Here are some factors to think about.

1.     WHERE WILL YOUR ADDITION BE LOCATED?

This is probably the most difficult and complicated decision you’ll need to make. You need to consider how your addition will fit within the physical confines of your landscape as well as its relationship to your home’s flow. Will you be adding your bedroom into an existing floor plan, adding a new separate wing, or creating a second story to house a private suite? This will, of course, affect your budget and the scope of work.

2.     WILL IT HAVE ACCESS TO YOUR OUTDOOR SPACE?

Once you’ve determined location consider its access to the outdoors. In the past, this was less of a consideration, but current trends are favoring a ground floor master suite with doors leading to a private patio, deck or garden.

3.     WINDOWS

Will your space be flooded with natural light, or perhaps offer skylights for a personal view of the night sky from your bed?

4.     VIEWS

Does your property offer stunning views? If so you’ll probably want to take advantage of them. Even if you don’t have amazing mountain or ocean views, looking out onto a beautiful garden, or your in-ground pool can also be pretty dramatic and relaxing!

5.     WHAT SPECIAL FEATURES WILL YOU WANT?

A common trend today is to include a sitting area within the master suite. Designs can be elaborate, like adding a formal living room, or intimate and quiet, for example, a meditation area or in-home office space or reading nook. Perhaps a fireplace?

6.     THE CEILING

The ceiling can be a wonderful way to add interest and drama to a space. Imagine a cathedral ceiling with a wall of floor to ceiling windows, or exposed beams, or even a lit coffered ceiling. This can be a wonderful area to add detail and interest.

7.     LIGHTING

The bedroom offers plenty of opportunities for creative lighting. Typically you’ll rely on several different sources of light, for example, you may want a beautiful crystal chandelier on a dimmer over the bed or recessed cans in the ceiling. Cove lighting can also provide a romantic glow and can highlight architectural details.

8.     ENTERTAINMENT

You may or may not want to include a TV or music system in the bedroom. It can be as simple as hanging a TV on the wall, and adding a couple of blue tooth speakers, or including an elaborate entertainment system. Again, it’s all up to you and your budget.

When planning your master bedroom addition, start by dreaming! After all, this is your private sanctuary, why not splurge a little! Once you’ve determined the must-have features for your master bedroom addition, begin to develop your budget, and then focus on the actual location and amenities. Work with your design build firm to achieve your creative vision. They can help you with everything from creating blueprints to seamlessly integrating your new space onto your existing home, to helping you choose finishes. With a little work, you can have the master bedroom of your dreams!

How To Choose The Best Kitchen Countertop Material for a Remodel

Choose Kitchen Countertop Material & Remodel Know Your Options When Choosing The Perfect Kitchen Countertop

Choose Kitchen Countertop Material & Remodel
Choose Kitchen Countertop Material & Remodel

Choose Kitchen Countertop Material & Remodel, Whether you’re remodeling your kitchen, giving your existing kitchen a facelift, or building a new custom home, your countertops can set the style and tone of the most important room in the house. If your home features an open concept floor plan, it can even carry your design sense throughout the entire living space.

In fact, countertops are almost as important as the layout of your kitchen. Today, you have more choices than ever before. With a huge variety of human-made and engineered products, as well as natural materials available in every possible color and pattern, you have more options than ever!

While it’s tempting to choose your new countertop based solely on aesthetics, picking your kitchen countertop comes down to four criteria; your style, maintenance needs, the material’s durability and of course the cost. Consider each before making a final choice.

FINDING THE RIGHT FIT: DEFINING YOUR NEEDS

Start by examining your lifestyle. While beautiful white Carrara marble is an elegant, luxurious choice, if you have small children who love to come home from school and make peanut butter and jelly sandwiches on the kitchen counter, marble is probably not a good choice for you. Perhaps an engineered quartz or natural soapstone surface might make more sense.

Do you love to prepare food? Will you be chopping and slicing on your surface? Maybe a hardwood butcher block surface, like natural maple is the answer. Looking for an eco-friendly option? Consider solid surface composites like IceStone, Richlite or Paperstone. They are sustainable and release no VOCs. Are you a baker? Marble countertops stay cool and if you like to bake, it is the perfect surface for kneading dough.

KITCHEN COUNTERTOP OPTIONS TO FIT ANY LIFESTYLE

The good news? With so many great kitchen countertop choices available, even if you have your heart set on a particular material like marble, but it doesn’t match your lifestyle, you can find a similar material like manufactured quartz that can match the pattern and style of natural marble.

Let’s explore some of the popular kitchen countertop options available!

GRANITE

Natural stone is a popular kitchen countertop choice and granite is by far the most popular. Granite countertops come in a wide variety of colors, and every slab is unique. It also comes in several different finishes including, brushed, antiqued, honed (which is a matte finish) and polished for a shiny almost luminescent look. Granite’s cost can vary widely with a common variety like Ubatuba being more affordable than the more exotic Labradorite.

NATURAL STONE

While granite is the most popular natural stone, it’s not your only choice. Marble, limestone, quartzite, and soapstone are great luxurious options, but they are not as durable as granite and will require occasional maintenance like annual sealing. Even truly exotic stone like Onyx is available for your kitchen countertop if money’s no object!

ENGINEERED STONE

Another option is engineered stone. Quartz countertops are made by using chips of stone and resin. They offer the look and feel of natural stone, but are almost bulletproof and come in every color imaginable. You will pay for this durability however as manufactured stone countertops can cost twice as much as the least expensive granite!

SOLID SURFACES

If it’s practicality you’re looking for, solid surface materials might be the right choice. Acrylics like Corian, or newer countertop materials like Paperstone or Richlite (made using recycled paper and resin) are easy to maintain and eco-friendly. We rarely use solid surface materials in our kitchen designs, but they are ideal for laundry rooms where value and practicality are important.

CUSTOM-MADE CONCRETE

A hot trend a few years ago, concrete countertops are at home in a contemporary or industrial design. They can be customized with pigment, stained, acid washed, and polished. It can also be delivered with several different finishes including trowel finished,  exposed aggregate or pressed with a tool that replicates marble like veining. Concrete requires upkeep and needs careful maintenance. A sponge left on the surface can leave a stain, acidic liquids can etch the surface, and sudden temperature changes can cause warping or curling. It also needs to be sealed four times a year, and paste wax should be applied every couple of months.

WOOD COUNTERTOPS

Wood is a traditional material that can warm up your kitchen. Wooden kitchen countertops like maple or butcher block are easy to clean, and small scratches can easily be sanded out. Water can be a problem, so you will need to oil them frequently to keep the surface sealed.

The best option is to try to see and touch the surfaces in person before you make a final decision. Work with a designer and discuss your options. Countertops can be customized with various edge styles. Many designers are their meeting clients needs by combining different materials to create a truly custom kitchen. With all of the countertop choices available and a little help from your kitchen designer, you’re sure to find the perfect kitchen countertop to meet your lifestyle and stylistic needs!

Wine Cellar Construction | Keeping Your Collection Safe in Texas

Wine cellar construction tips for home,  Wine Cellar Construction | Keeping Collection Safe.

Heat is enemy number one for wine, and temperatures higher than 70° F will age a wine more quickly than is preferable. With a record high of 113° F, and an average daily high of 77° F, the greater Dallas, TX area is an ideal one for installing a wine cellar in your home. Proper wine cellar construction is crucial for your collection.Wine Cellar Construction | Keeping Collection Safe call us now for your free consultation meeting: (800) 371-8970

WHERE TO PUT A WINE CELLAR

The ideal temperature for wine storage is 55-57° F, and 55-75% humidity. The closer you can get to optimal temperature without too much artificial cooling, the better. Typically, a wine cellar is best built in a basement, as it’s cooler. If your home lacks a basement, it’s still possible to construct one above ground, but you’ll need a larger-size cooling unit. A dry environment also requires more frequent introduction of humidity. In general, a wine cellar should be located where there’s adequate ventilation, no direct sunlight or heat, and at least one external wall.

If you’ve dreamed of building a wine cellar in your greater Dallas, TX area home, here’s what you need to know to bring your vision to fruition:

CRUCIAL ROLE OF THE VAPOR BARRIER

Frequent or sudden fluctuations in wine cellar temperature and humidity are detrimental to the aging process of wine: the resulting excessive oxidation makes wine turn bitter before it can achieve its peak taste. That’s why it’s important to ensure your wine cellar keeps the ambient temperature inside lower than the area outside it. A vapor barrier separates the two environments. On interior walls, a vapor barrier is created by wrapping polyethylene around the studs and applying it to the surface behind the insulation.

INSULATION DURING WINE CELLAR CONSTRUCTION

Think of your wine cellar as a room-sized refrigerator. Proper insulation is key to controlling the temperature and protecting your walls and ceiling, as well as your wine. Thick insulation – a minimum R-22 rating – is best for interior and exterior walls. A minimum rating of R-32 is best for the ceiling. If the walls are concrete, blown-in insulation is recommended, and if the floor might have an impact on the room’s temperature, insulation there should also be considered.

CELLAR WALL AND CEILING COVERING

The wine cellar’s interior wall and ceiling is determined by the overall theme of your cellar. Regular drywall is typically adequate, but if you have humidity concerns, consider moisture-resistant drywall instead. Always use a low VOC latex-based paint to prime and paint the walls and ceiling. If you prefer the look of redwood tongue and groove material, be sure to use rot-resistant wood. Never use cedar, as its strong aroma will taint the wine. Some people also use granite or other stone as a wall covering.

CELLAR FLOORING

All types of flooring are used in wine cellars, with the most common being tile, slate, hardwood, marble, and concrete. Never use carpet, as it will mold in the cool, damp conditions. Choose flooring that matches your overall theme and make sure it’s applied to a level surface.

CELLAR DOORS

For proper temperature and humidity control, wine cellars need to be a sealed environment. Otherwise, you’ll end up with a continually running cooling unit, which shortens its life and increases your energy costs. Use an exterior grade door with weather stripping on all four sides. Some environmentally minded homeowners choose reclaimed wine barrel doors.

CHOOSING AND PLACEMENT OF COOLING UNIT

How large a cooling unit you’ll need depends on your wine cellar construction, cellar size, the ambient climate, construction plans, and more. Ideally, it should be mounted on an interior wall. A wood frame is typically constructed to hold the unit, which on average weighs between 50 and 120 pounds. At Joseph & Berry, we’ll help you find the cooling unit that’s right for your cellar.

VENTING

Ventilation keeps your cellar at the optimum temperature. The cooling unit blows cool air into the cellar, which then pushes warm air to the ceiling. That warm air must be moved to a properly-sized exhaust room, or the wine cellar temperature will get too hot. The ideal exhaust room has a fresh air intake that regulates temperature and provides continuous air flow.

WINE RACKS

Racking varies widely, but common woods include redwood and mahogany, as well as reclaimed wine barrels. All are resistant to rot in a cool, damp environment. Some people prefer wire lattice, modular storage, or fully customized wine racks. It all depends on your budget and the overall look you want your cellar to have.

CELLAR LIGHTING

The goal with any wine cellar lighting is minimal heat output and 0% UV rays. A recessed ceiling can light are popular wine cellar choices, and they should be put on dimmers to control brightness. Timers and motion detectors can also help avoid having the lights left on, which can heat up the cellar over time. LED rope lighting is an attractive choice for highlighting racks.

At Joseph and Berry, we work with homeowners through every step of the wine cellar construction process from planning and budgeting through the design and execution of your project. Let us help you create your custom wine cellar! Contact us to schedule an appointment for a design consultation!

Installing A New Toilet Master Bath? New Smart Designs

Installing New Toilet Master Bath? New Smart Designs, What features to look for when installing a new toilet in a master suite bathroom.

SMART TOILETS, TOILETS WITH BIDETS AND SELF-CLEANING TOILETS ARE HERE!

Installing New Toilet Master Bath? New Smart Designs
Installing New Toilet Master Bath? New Smart Designs

Installing New Toilet Master Bath? New Smart Designs ,Technology has reached the bathroom, well at least it has in Japan, but it’s coming to America and it’s pretty amazing! Toilet manufacturers in Japan have been manufacturing and selling “hi-tech” smart toilets for several years and today, three out of four toilets in Japan include a bidet and other smart features.

By contrast, U.S. bathrooms are pretty far behind (sorry!) but toilet manufacturers are betting that Americans installing a new toilet are ready to embrace the bidet and the many other advantages and options smart toilets offer. Today, smart toilets have lids that open as you approach them, play music or white noise for privacy, offer a heated seat, deodorizer, self-clean and sanitize, glow in the dark, and even wash and blow dry. Looking for bathroom remodeling ideas? click here

INSTALLING A NEW TOILET?

If you’re planning a bathroom remodel and installing a new toilet, it’s worth your time to at least check out the innovations in toilet technology. For many homeowners, the toilet is not the first place they think of when talking about home technology. Companies like Kohler have been introducing new customers to their smart products and the general response when they try the product, is that it’s “life changing.” In fact, introducing customers the product has increased Kohler’s smart toilet market by 50% last year alone.

Even without the bells and whistles, smart toilets are a practical choice as well as a luxury item. As more Americans are opting to age in place, smart toilets are useful for helping those with a limited range of motion and in the future will be important for those who want to age in place. Along with their benefits for those with limited motion, they are ecologically beneficial. Self-drying bidets require no toilet paper which means less waste and use of natural resources, and their self-cleaning ability means less time and effort spent cleaning your home, and fewer potentially harmful chemicals entering the water supply.

PRACTICAL OR PAMPER?

Toilets generally are a practical item that is rather utilitarian in its function. Today, technology has raised the bar and your toilet can actually save money, time, and even protect your health.

Imagine, it’s the middle of the night and you have to go to the bathroom. As you enter your bathroom, the toilet, which has motion sensors, lights up and begins to play your favorite pre-selected music. The lid rises and a light shines on the floor next to the toilet.

You tap the lighted area with your foot and the seat rises. After you’re through, you turn to walk away and the toilet flushes. Because you raised the ring, it knows that it can use less water. If you had sat down for longer than a minute, the toilet would have used a longer flush and then initiated the self-cleaning mode.

THE FUTURE OF TOILETS IS HERE!

Manufacturers are already working to develop smart toilets for the American market. Kohler is selling a model called the Numi which is a one piece design with lots of features. It offers a heated seat, integrated bidet with temperature control, an air dryer, a deodorizer which pulls the air back into the unit through a charcoal filter and exhausts out the back, music, a foot warmer and it’s self-cleaning. All controlled from an integrated touchpad screen!

Kohler also produces another model called the Veil Intelligent. Other makers include the Japanese company Toto, which produces the Washlet, and as the market continues to grow, more makers like American Standard are designing, developing and offering smart toilet technology.

A FEW HURDLES WHEN INSTALLING A NEW TOILET

The price is one hurdle that many homeowners can find off putting. Smart toilets can cost anywhere from $600 to $10,000 depending on the features involved. Of course, as more consumers embrace the technology the price will come down. In fact, American Standard offers a unit called the Acti-Clean which is a self-cleaning model that is priced in the $500 dollar range. Other manufacturers are opting to create add-on units like Tushy’s bidet attachment which can be added to existing units in as little as 10 minutes, costs around $70.00 and required no additional plumbing or electrical work.Installing New Toilet Master Bath? New Smart Designs

The other factor that homeowners can address during a remodel is that all smart toilets currently available require electricity in order to function. As many homes do not currently have outlets near the toilet, this needs to be addressed if you are planning on including a smart toilet in your remodel. If your unit includes a bidet, you may also need to add additional plumbing.

As the technology continues to improve and become more commonplace, prices will come down and features will increase. In the future, biometric features could analyze waste to help diagnose health issues early and the technology will begin to address older users, bedridden patients, and disabled children. As technology improves and becomes pervasive in every part of home design, installing a new toilet, one that self-cleaning capabilities will be just one of the options available when considering updates to your master suite.

6 Signs It’s Time for a Home Remodel

6 Signs It’s Time for a Home Remodel

6 Signs It’s Time To Remodel Your Dallas Home!

Homeowners find themselves asking this question desiring a clear yes or no answer when many times there is none. However, if you listen closely, the walls of your home could be shouting the answer to you already. Here are 6 signs that your home is longing for remodeling services.

6 Signs It’s Time Home Remodel
Kitchen remodel Dallas – Joseph & Berry
1. You want a change, but don’t want to move

There are two types of home renovation clients: those who intend to sell their homes (see #6) and those who love their homes but desire a change or upgrade. The latter type of client does not want to move out 36of their home because of location, comfort, schools, jobs, and/or sentimental value. The best way to upgrade a home that you already love is home remodeling. This can include a kitchen remodel, bathroom remodel, exterior home remodel, or just general home improvement.

If you fall under this category, it may be difficult to know where to start. Consulting with a home remodeling company is the first step on the path of upgrading your home. They will schedule a walk-through of your home during which they can tell you exactly what your home needs to reach its potential. You can both exchange your home remodeling ideas and decide on a timeline of completion for each project. A home remodeling contractor will also be able to help you set a reasonable budget for the entire job.

2. Your home feels too crowded

Are you expecting another child? Is a family member moving in? Do you feel like your home bursting at the seams? Chances are, your family has outgrown your home. Before you start house hunting for a bigger place, consider the option of expanding your current home. Depending on the amount of space you need, knocking down a few walls to open up the living room, attaching a new bedroom, or adding a complete second story to your home can help accommodate your growing family and changing circumstances. Ask a Dallas remodeling company for an estimate.

 3. Your home feels empty

On the opposite end of the spectrum is the family home that has raised young children, watched them grow into adults, and has now sent them off to college. Initially, a house can feel bare after the youngest has moved out; but it doesn’t have to.

For many parents, this is one of the first steps into a new phase of life – retirement. For years, your home has accommodated your growing children at every stage of their lives. You’ve watched your list of home improvement ideas move lower and lower on your list of priorities. Now is the perfect chance to turn your house into the dream home you have always wanted. Whether it’s an office suite, a painting room on the porch, or a state-of-the-art theatre room upstairs, a home remodel can transform your “empty nest” into a relaxing resort that is your favorite “staycation” spot.

4. Your home is a blast from the past

If your home is still covered in floral, pistachio-colored wallpaper or thick shag carpet, your home is a few decades out of date. Just because you purchased your home with these features does not mean that you have to live with them until they are back in style again (assuming that will ever happen). With a few remodeling ideas and suggestions from a general contractor, you can move your home out of the 40s/50s/60s/70s/80s and into the 21stcentury.

Does your home look dated from the outside as well? Exterior renovations can restore your home’s curb appeal.

6 Signs It’s Time Home Remodel
6 Signs It’s Time Home Remodel
 5. Your home’s infrastructure needs remodeling

Although many home renovation project ideas are born for cosmetic purposes, there are cases in which a house remodel is necessary for the structure of the home. Cases like rusty plumbing, poor electrical wiring, or foundation problems pose a safety risk for your home and family and must be addressed by a remodeling contractor as soon as possible.

Although an infrastructure remodels is less exciting than a cosmetic one, it’s actually a great opportunity to cross off your decorative renovations as well. Scheduling them concurrently will be much more cost effective than doing them separately. Plus, with home remodeling contractors in your home already, it just makes sense to “hit two birds with one stone”.

 6. You want to sell your home

If you plan on moving, prepping your current home to sell takes more than just a simple call to a real estate agent. A kitchen remodelingbathroom remodel, room addition, home exterior remodel, and/or just a few simple enhancements are often necessary before putting the house on the market. Since you will be moving to a new home in the near future, you have probably grown unattached to your current home, which can make it difficult to find inspiration or excitement in the renovation process. However, a remodeling company will be able to give you great tips on the projects that will boost the value of your home to attract buyers that are willing to pay top dollar.
